MY FIRST LONDON HOME
RANKIN
The acclaimed photographer and publisher talks to Rob McGibbon
about his Glaswegian roots, going up in the world from Peckham to “posh”
Hampstead, and his grand vision for the fourth plinth in Trafalgar Square
Not many people know that I
was born in Glasgow, so I'm
Scottish. Actually, I'm Glaswegian,
which is a whole other thing on its
own! My dad sold petrol to
garages for a big oil company and
we owned a small two-up,
two-down ex-council house. It was
just me, my sister and our parents.
It was an amazing community,
really friendly and fun.
When I was 10, we went from
the inner city to the middle of
nowhere in Yorkshire. We moved
to a bungalow just outside Thirsk
where, basically, my back garden
was the rolling North Yorkshire
moors. I could roam free with my
friends, so it was an incredible
place to live.
Dad moved around for work, so
our next home was in St Albans
in Hertfordshire when I was 14.
This is where I got my Home
Counties accent and had the best
state education. People talk about
trauma in childhood, but I had the
most privileged mix of experiences
any kid could wish for. Those three
moves taught me how to be truly
adaptable. I'm now at ease in
any situation.
I moved to London in 1988 when
I was 22 to study photography
at the London College of
Printing. My dad bought me a
one-bedroom flat in Peckham for
about 50 grand. It was tiny, but
four of us lived there - my
girlfriend and two mates, who
were also photographers. She
used to go mental because the
bathroom was also our darkroom,
so she moved out!
My bubble for four years was
south London and I loved it. I
used to live round the corner from
the Bros twins' mum, so I'd always
see the fans hanging outside their
house. Most days, my mates and I
lived off beans on toast, took
pictures and went out drinking.
Fantastic years.
Home now is in Hampstead
with my wife and our four
rescue dogs. We've got a small,
terraced house that was built in
the mid-1800s. Haven't I come up
in the world! I must underline that
I'm shocked that I live in
Hampstead because it has a
reputation for being posh - and I'm
not at all posh. If you would have
told me 10 years ago that I would
be living in this neighbourhood, I'd
have laughed at you.
Hampstead is truly idyllic. It has
a wonderful community spirit and
you can walk the dogs on
Hampstead Heath and feel like
you're in the countryside. I read
somewhere that Hampstead has
the highest life expectancy rate in
the country. I'm glad because I'm
from Glasgow, which probably has
the lowest!
Work for me is always very
varied. Recently, I have been
working in LA on a new reality TV
show and I have an exhibition in
London this summer about the
1990s called Back in the Dazed.
I also do a lot for different
charities. The latest one is the Acid
Survivors Trust International. It is
important to give back.
There's so much that I love
about London. It's the epicentre
of the world for creative
communities. The best people
gravitate here because it is so
diverse and creatively nourishing.
If I was mayor for a day, I would
give myself the Fourth Plinth in
Trafalgar Square! Damien Hirst
introduced me to Photogrammetry
software about four years ago and
I'm obsessed with it. You can turn
a photo into a lifelike 3D sculpture.
I'd love to make one of an iconic
personality, but it's very expensive.
Perhaps someone reading this can
commission me!
I feel very attached to my
Scottish roots, so I'd love to
have a base there one day. I like
solitude and being on my own for
days on end, so somewhere pretty
remote would suit me. But no
matter where I end up, I'll always
have my studio in London. П

When you share a city with around nine-million
others, space becomes paramount. And so, for years
Londoners have extended into lofts, side returns,
basements and gardens in a bid to eke out as much
room as possible. But with today’s high building and borrowing costs,
it’s no longer simply about quantity of space - it’s about quality.
“When space is limited an ‘extension’ is the wrong term. It’s
important to consider it ‘expansion’,” says Richard Parr, founder of
Richard Parr Associates (richardparr.com). I Ic and his fellow architects
arc busy creating new ways with space - not merely carving out more
of it, but making buildings that celebrate their history while being fit
for the future, and designing homes that arc better for both modern
living and the planet. Let’s call it ‘the era of the thoughtful extension'.
“The secret to making a space that’s built to last is adaptability and
keeping things simple, while anything new needs to take inspiration
from the asset they’re being incorporated into,” says Rob Cox, design
director at ADAM Architecture (adamarchitecture.com). “It’s like
reading a book - each chapter needs to relate to the ones before or
the story won’t make sense.”
These principles arc exemplified in the Tile House, an early 20th
century tile factory in Kensington that has been reimagined
and extended into a modern home that meets the evolving

the lower-ground floor to create
a vibrant split-level, open-plan
kitchen and living space at the
rear of the property.
“In developing a thoughtful
extension, our efforts revolve
around our clients’ requirements
and lifestyles,” says Hugo
Lindsay-Fynn, founding partner
at Palladian (palladian.design).
*We start out by looking at
how our proposals engage with
natural elements like light and
air, and how to integrate with
existing areas of the house, in
form, function and materiality.
We’re focused on intelligent
schemes that arc in constant
dialogue and harmony with
the local vernacular.”
Ihc file House design was
aimed at maximising the flow of
natural light, so, where possible,
window sizes were altered and
ceiling heights amplified. A huge
oriel window and two walk-on
skylights were added to the
new kitchen space, which was
itself created by remodelling
and elongating the existing
rear extension to create a more
harmonious and fluid area.
Adaptability is built into the
property w ith a mix of open-
plan and private spaces, while
Palladian used responsibly-
sourced natural materials
wherever possible. As such,
recovered tiles from the factory
were woven into the interiors;
the kitchen timber was sourced
from fallen trees found in local
parks; and the worktops arc
Granby Rock (granbyworkshop.
co.uk), made from crushed
recycled brick, slate and other
waste materials. “These materials
exude durability but also age
gracefully and will stand the test
of time,” Lindsay-Fynn says.

Studio Augustine melds classic with contemporary to create homes with heart
Before creating Studio Augustine in 2019,
founder Augustine Atobatcle’s career path
was a continuous journey of creativity. From
playing leading roles on stage alongside Tony
Award winners and Oscar nominees to working with
renowned musicians in the world of pop, before moving
into fashion, rising interior designer Augustine describes
the transition as ‘an exciting leap'.
While working at a film studio, he was
asked to design a director’s new office on
Greek Street, and from that moment he
felt a calling. Viewing interior design as
another storytelling vehicle, he gained
further understanding through a degree
in interior design.
Having lived in Lu rope, New York, Africa
and I long Kong, Augustine embraces versatility

and has worked with his small team on townhouses,
beach villas and apartments. Offering full interior
design service, turnkey and concept design, Augustine
is meticulous and personally involved in every aspect of
each project. “Our designs arc influenced by movement
and art, from dance to painting, guided bv discipline to
showcase emotion through a layering of texture, colour
and shapes,” he explains. Augustine advises his clients to
simply delve into vvhat moves them, noting the colours,
emotions and forms that draw them in. Colours arc
“influenced by our experiences”. Whether it s an object
from someone’s travels or an heirloom, Augustine utilises
this to garner a deeper idea of his clients’ personal style.
Citing London as his muse, Augustine’s creative
thinking is “stimulated by a juxtaposition of historical
grandeur against contemporary innovation”,
whether it’s Regent’s Park, the Royal Academy
or Southbank. A Grade Il-listed South
Kensington project, for example, required
integrating cutting-edge technology
seamlessly into a historic property,
closely collaborating with preservation
experts. Augustine meets such challenges
with optimism.
Describing designing in London as a
“thrilling journey”, over the years the studio has
fully transformed London homes in St John’s Wood,
Wimbledon, and Bclsizc Park. Current projects include
houses in Belgravia and Highgate, and further afield in
the Antibes, with “all design decisions a commitment to

“The most successful extensions
arc thoughtful additions that
enhance the home’s functionality
and offer owners more ways to
enjoy the space,” he says. “ They
have a clear purpose and avoid
appearing ‘tacked-on’ for the
sake of extra footplate.”
Conversely, poorly-conceived
extensions such as old loft
conversions with low ceiling
heights and poor insulation act
as a deterrent - and arc often
the first things to be reimagined
by new ow ners. For example, in
the process of overhauling an
Edwardian semi-detached house
in a north London conservation
area, the architecture and
interior design studio Charlton
Brown replaced a muddled
extension with small windows
and a conservatory-style roof

“Often, our job is to turn
houses around,” says Chris
Pask, director at Charlton
Brown (charltonbrown.com).
“Period properties were designed
with key rooms at the front,
contemporary living is the
opposite, with these rooms at the
back of the house, connecting
the home to the garden.”
Daniel Hutchins, head of sales
at Savills in Richmond, says a
large kitchen-diner at the back
of rhe house, ideally leading
out onto the garden, is on the
wishlist of about 85 per cent of
his buyers. And the best urban
extensions create a seamless
transition between indoors and
outdoors - as seen in Burlington
I louse in west London, by De
Rosee Sa (dcroscesa.com). The
architectural and interior design
firm created a large open-plan
kitchen at the rear, building
the extension in London stock
bricks to complement the
original architecture and adding
contemporary steel-framed doors
to allow the dining area to open
out to the serene, beautifully-
landscaped garden.

hobby spaces, says Harry Parson,
senior negotiator at Strutt &
Parker in Fulham. Elite Garden

creates sustainable garden spaces
that arc used for everything from
a home office to a gym, cinema
room or a den for teenagers.
Indeed, the most considered
extensions arc those that curate
the owners’ lives and interests,
according to Parr. He and his
team arc increasingly designing a
specific reading space or “book
nook” tor his clients, while they
arc also being asked to create
areas for storing and displaying
collections ranging from art to
pottery, fashion to wine. “The
key is to create an enclave which
can retain its use while life
continues around it,” he says. □

Designing bathrooms that embrace a range of
style choices, whether a marbled cn suite or
a colourful guest is increasingly popular. No
longer is the bathroom solely a functional
space, but one that’s a sanctuary. Research from Beams
(beamsrenovation.com) revealed bathrooms (47 per
cent) topped the list of rooms that homeowners would
renovate first this year, and with some London homes
able to accommodate four or more bathrooms, designers
arc exploring what’s possible within the main facilities,
en suite, guest bathroom and downstairs cloakroom.
THE HIGH-TRAFFIC
FAMIEY BATHROOM
As the busiest bathroom, additions from double vanities
to durable flooring and wall fixtures can provide
functional solutions for the main bathroom. And when
a family ’s grow ing, these design tips can optimise space.
“Composite stones and tiles have become so good in
recent times, it’s often difficult to differentiate between
a stone or marble effect tile and the real thing, meaning
high-level aesthetics can be realised, while still achieving
a superior durability,” says Andrew Wilford, design
director at lay lor Howes Designs (taylorhowes.co.uk).
London family dy namics arc always changing, with
blended and multigenerational living increasingly
common. Grazzie Wilson, head of creative at Ca’ Pictra
(capietra.com), highlights the importance of bathrooms
that work for all age groups, with inclusions such as
heated flooring, freeing up space for artwork or furniture.
“Slips account for a large proportion of accidents in
the home, especially among older family members
and tiny tots. Make this your first consideration when
tile shopping, narrowing down your search to designs
that have an R-rating of 10 or above. This means that
the surface has been tested to ensure it has sufficient
resistance when used as flooring.”
To match the exuberant energy, design consultant
Eleanor Taylor-Roberts advises using warm and happy
hues to fully embrace the family ambience, citing
peaches as an example, with Peach Fuzz being selected as
the Pantone colour of 2024. “Warm pinks, golden tones,
and soft lemons arc strong selections for a cheerful space.
Shaggy rugs and complementary vivid curtains inject a
playfulness, while dccluttcring welcomes a dose ofcalm
to a ty pically chaotic space each morning and night.”
Emma Shonc-Sandcrs, founder of Design and That
(designandthat.com) sought a neutral palette for a five-
bedroom Parsons Green family home. “Ihe brief was to
create a warm, welcoming home for a growing family of
four. With textural, pared-back finishes, a neutral tonal
palette, and areas for rest and play, the resulting
home is luxurious yet homely.”

RETREAT TO THE EN SUITE
Ripples London director Jo Sangstcr is noticing clients
creating a ‘hotel-retreat atmosphere’, with more asking
for cn suites for even bedroom (ripplesbathrooms.com).
“Many clients arc creating master suites, and we’re seeing
layouts altered to accommodate a bigger bathroom space
and dressing-room area,” she explains. Also noticing the
move towards hotel-in spired bathrooms, James White,
co-foundcr of M AWD (mawd.co), notes the renewed focus
on using organic woods and textured marbles.
For city residents who arc constantly on the move, the
wet room continues to be a key trend, notes James Sirett,
Fired Earth head of product (firedearth.com). “Since space
tends to be at a premium in London’s bathrooms, using
tiles across walls and floors to create a seamless, flowing
feel is an effective way to open up a compact bathroom,”
he explains. “As well as creating the illusion of more
space, wet-room tiling will give the scheme a beautifully
parcd-back and contemporary finish.”
Louise Ashdow n, head of design at West One
Bathrooms (westonebathrooms.com) agrees,
recommending tiling the shower base for continuity,
instead of a shower tray. “Also, try a floating basin vanity
and wall-hung WC for more floor space. This makes
cleaning hard-to-access areas easier,” she suggests.

guests feel at home. “1 particularly enjoy introducing soft
details into more typically practical rooms and I like to
treat them just like any other room, with layers, textures
and plenty of floral pattern and colour,” she says. “In my
bathroom I’ve covered a sweet vintage chair in our joyful
Berry print for a touch of freshness and modernity.”
Mandarin Stone’s Louisa Morgan cites bold colour as
a continuing bathroom trend (mandarinstone.com). She
suggests dynamic combinations such as stix tiles in Teal
with onyx-effect porcelain in Gemstone Green, or Loki
Pink tiles with Chaplin Spiro floor tiles for a maximalist
scheme. “While slick, polished designs will always have
their place, there’s nothing quite like a textured finish to
bring depth to an interior. 1 or flooring, natural stone and
stone-effect porcelain tiles arc ideal for adding character
underfoot. These arc ideal surfaces to pair with underfloor
heating to create a hotel-like bathroom at home.”
The guest bathroom presents an opportunity to
depart style-wise from the rest of the home, notes Rene
Dekker, founder of the eponymous firm (renedekker.co.uk).
Personalising can go beyond monogramming to seek
ideas from heritage. In a London guest WC, Rene’s client
from Mexico wanted to showcase ‘Mexican glam.’ “We
used a vibrant, semi-bespoke design offered by Tektura,
called Frida’s Garden in the powder room, while the rest
of the house is mostly pale, neutral shades.”
Also encouraging a more colourful approach, Jamie
Watkins, Divine Savages co-foundcr, advises even the use
of a statement bold shower curtain can make a difference.
CHARACTERFUL CLOAKROOMS
Often the neglected area of the downstairs, the WC can
be given a new lease of life. “A cloakroom is an Aladdin’s
cave of sorts. 1 he baby of the house, but what it lacks
in size it should make up for in character,” says interior
designer Augustine Atobatele (studio-augustine.com). “Add
wallpaper with fun details, so that each time you or a
guest is in the space, you discover something new. Mix up
the tiles for playful sophistication.”
Gail Taylor, co-foundcr and creative director of Th2
Designs (th2dcsigns.co.uk), acknowledges the tricky
nature of cloakroom design. For her own guest WC, Gail
added wall-to-wall mirroring that enhances lighting,
reflecting the garden where she drew inspiration to bring
the outside in. For impact, Gail used Three Farm Green
by Little Greene to lacquer a bespoke panel.
Also encouraging the use of bold colours, Hast
Concrete specialises in vivacious basins and sinks
(kastconcretebasins.com). Creative director Amy Bartlett
cites Luna and Iva models, or pieces from its new Wave or
Holm ranges for a memorable impression. For lighting
Charlie Bowles, director of Original BTC. (originalbte.
com), recommends wall lights as a space saver. □

down into recent auction activity,
where eye-watering sales have
grabbed recent headlines.

“There’s still a huge amount of
wealth out there," he says, “but
some assets are coming down.
They’re taking a bit of a pause and
some of the froth is coming off".

world’s most experienced valuers,

“Highly fractious geopolitics and
the resulting global economic
downturn has undoubtedly
resulted in a clear shift in both
seller and buyer habits over the
last two years. From the point
of view of the low-mid market,
both private clients and smaller
independent dealers, arc clearly
having to prioritise living costs
over small-scale trading, hobby
buying and investment. We know
many clients who historically
might spend £500-£5,000
per month on items for their
homes, private collections, or
stock for their businesses, and
they simply aren’t turning up in
numbers right now. Those that
do, arc finding less domestic
competition and far more arc
selling to online bidders around
the country and w idcr world."
Caddick reports that for the
more specialist sales and higher
value lots, the buyers seem less
affected, and indeed may even be
benefiting from a lack of more-
trad it ion a I competition. “Ifyou
have the financial means, this
is clearly a good time to buy.
For the sellers of these more
valuable mid-high items, it seems
common to hear the suggestion
that ‘maybe this isn’t the best
time to sell’, and consequently,
securing good mid-high-end
consignments from the trade and
estates is proving more difficult
than it was historical. Right now,
people cither want a deal, or they
want the very best. This makes
the traditionally more lucrative
mid-market a bit of a minefield
to operate in."

Contemporary art specialist at
Lyon & Turnbull auction house
has been in the business for 25
years, and was responsible for
the sale of David Bowie’s art
collection at Sotheby’s in 2016.
Buying art has become more
democratic, he says, and interest
at all levels has never been
higher. 1 le notes that a lot of
talent is picked up quite quickly.
“At the moment, there’s a trend
of major galleries partnering
with smaller galleries as a way
of platforming their artists on a
bigger stage.”
H uckcr’s decades of experience
gives him a unique insight
into market values. The studio
ceramics market is still growing
and one to watch, he says. Where
once pots were treated simply
as craft, they’re now taking
on the status of sculpture. He
highlights Magdalene Odundo’s
work, while Lucy Reed is still
getting “incredible prices” -
“collectors who bought directly
from her in the 1960s for £50 are
achieving £300,000”, he notes.
People are seeing sculpture as
relatively cheap compared to fine
art. Similarly, look for prints. “I
used to sell Andy Warhol prints
for £10,000 which are now worth
£200,000,” he says. “Ifyou collect
prints, you’re never going to score
really big but they’re really solid.
Condition is more important,
print collectors arc quite fussy,
so take your time.”
Black female artists are on
the rise, he says, citing Njidcka
Akunyili Crosby, Miekalene
Thomas and Amy Shcrald. And
he believes Modern British artists
have come a long way in the past
decade but arc still undervalued.
His advice to those new
to collecting is encouraging.
“You don't have to start with a
Picasso,” he says. “Start with
a few things, sell a few things.
You don’t have to rush in. Great
collections were never perfect
to begin with, they took years of
experimentations, and trading
in. Some of the huge American
billionaires started with prints.”
Finally, a restored or slightly
damaged work isn’t the end of
the story. “Buy it cheaply, spend
money getting it sorted, and it
can be a great investment.”

“Many within the rare-book
world don’t like to use the
word ‘investment’,” says Pom
Harrington of Peter Harrington

property, you often speak about
location, location, location. In
rare books we talk about quality,
quality, quality.” Interestingly, he
says, ‘rarity’ often does not drive
value. “Desirability is a better
gauge of value, l or example,
there were around 1,250 first-

edition copies of Darwin’s On the
Origin of Species printed, so it’s
not unique in that sense, but it’s
still very desirable and therefore
very valuable. You could say the
same for Shakespeare’s First Folio
(more than 230 known copies).
The Third Folio is actually rarer,
with only three known copies of
the first issue (1663) currently in
private hands. But the First Folio
is a lot more valuable.”
Individual copies of the same
title can command very different
values, he says. “Their condition,
presence of original boards,
bindings and dust jackets,
provenance and ownership
history, interesting associations
or inscriptions all factor in
determining value.”
And his advice for buyers of
rare books? “Buy what you’re
personally interested in and the
the best you can afford. Think
about which books will continue
to have relevance in 20-30 years’
time. There’s a strong suggestion
that books studied and loved as
children arc what collectors
seek as adults. Baby boomer
collectors sought first editions of
Catcher in the Rye or The Lord of
the Rings. Children’s books by
authors like Beatrix Potter, A.A.
Milne or Roald Dahl are very
collectable. And consider which
modern authors may be
collectable in the future.’ П

With its roots in the 17th century high-
society tradition of‘the Grand l our'
(essentially a three-ycar cultural jolly
around Europe), the much more
democratic pre-univ ersity gap year has long been a rite
of passage tor sixth-form leavers.
However, while it was once an opportunity to work, delay
the rigours of further-education academia and maybe even
fit in a few months of overseas hostel-hopping, the post-
pandemic possibilities for an altogether more meaningful
and CV-fricndly hiatus arc abundant.
In fact, with evidence to show that the evolving
workplace is prizing relevant experience almost as highly
as qualifications - a 2023 I lays Recruitment survey found
that 45 per cent of employers felt that an applicant having
a degree ‘wasn’t important’ - it may be that the way you
spend these precious 12 months of freedom makes all
the difference to your future career prospects. From
volunteering and teaching to work experience, there arc-
now many ways to spend this interim period that will pay
dividends well past graduation.
But where to start? A school’s careers department
should be any sixth former’s first port of call, and
Gresham’s head of careers, Sue Osborne (greshams.com) is
making sure students know that it can rely on this resource
for a broad gamut of inspiration. She says, “An information
session for pupils and parents invites various companies
to showcase adventure travel, ski seasons, paid work,
conservation projects, teaching and childcare”. She adds,
“The school also enjoys good relations with I hc Geelong
College in Australia, which offers pupils the chance to
enjoy an 11-month gappic experience ar the end of their
sixth-form studies”.
Former pupils recommend Plan My Gap Year and
Contiki as gap-ycar travel operators offering seamless,
structured itineraries, with one saying of the latter: “the
European excursions were fascinating, and it was great to
be part of a group - even though I was on my own, I wasn’t
travelling alone”.
And if you’re ready to be pushed out of your comfort

organisation promising a purposeful challenge to
adventurous young people aged between 17 and 24 from
across the globe. Undertaking volunteer projects in cither
South Africa or Costa Rica, they can embrace off-grid
living and take in spectacular bucket-list sights, all while-
taking part in meaningful missions: think building
schools, wildlife conservation and Attenborough-worthy
moments in rainforests.
Designed to instil confidence, leadership and
independence in its diverse intake, Raleigh International’s
expeditions could just as easily be seen as a boot camp for
joining the 2025 workforce, as these arc all sought-after
transferrable skills - recent LinkedIn research found that
75 per cent of recruitment professionals believe “skills-first
hiring” will be a priority within the next 18 months. By
being able to demonstrate core competencies alongside
interesting anecdotes, intrepid alumni arc already
standing out in an overcrowded job market.
Conversely, there are a few instances in which spending
12 months with your head out of the books could be
perceived as a negative. Brian Schofield, head of sixth
form at 1 hirst {hppc.co.uk) advises, “It’s worth considering
the career implications of a gap year,” elaborating with,
“Not every faculty is so keen. Edinburgh University’s
humanities' admissions team is open about not raring
gap years highly. And my numerate colleagues tell me
that many of the top maths departments feel the same -
apparently mathematicians can get rusty on the beach”.
Nonetheless, these are minor exceptions to the rule,
as he adds, “In many cases, universities expect that
applicants for deferred places have productive plans that
will enhance their ability to study their chosen subject. A
period of relevant work experience or travelling abroad to
volunteer or take a language course will fit the bill”.
Sue Osborne concurs, “Gap years arc seen by both
employers and universities as a very positive experience.
They provide opportunities for young people to experience
a transitional year away from structured school education
to learn more about themselves, build confidence through
new experiences, meet new people, push themselves and
give back to local communities.”
With a raft of new life skills, experiences and friends
ahead of their next step, gap-year graduates arc ready to
take on whatever the future holds. □

Proposals to reform a leasehold
system that Housing Secretary
Michael Gove has described
as “outdated” and “feudal” arc
chugging their way through parliament, with
the Public Bill Committee currently raking
through every line with a fine-tooth comb.
Nearly two-thirds of flats in London arc
leasehold owned, and for owners who face
punitive service charges, rising ground rents
and exorbitant costs to extend the lease or
buy their freehold, change simply can’t come
The proposed reforms could spell good
news, though, for buyers, “with some of
the more complex or restrictive rules being
abolished,” comments Marcus Dixon, JLL’s
head of UK residential research.
Whether any of this touches the sides of
super-rich buyers in central London, however,
remains to be seen. When multi-million-
pound leasehold apartments in new-build
developments incur annual sen ice charges
that run into tens of thousands of pounds,
the travails of the average London leaseholder
many agents and developers decline to provide
figures. Among the few to openly publish
figures arc Pan Peninsula in Canary Wharf,
whose service charge was £12.60 per sq ft in
2023, and Berkeley’s South Quay Plaza, also in
Canary Wharf, is £7.43 per sq ft per annum.
Broadly, “you’re looking at £15 to £20
per square foot for most of the premium
developments,” says Simon Barry. Some
can reach £35 per sq ft, though, adds Becky

and “more and more purchasers” arc asking

But Mark Chick, partner at Bishop &
Sewell LLP Solicitors and director of ALEP

Barry comments.
But leasehold buyers should always question
what they're getting for their sen ice charges.
“Management is often outsourced, so if the
concicgc is just one bloke sitting at a desk
- who isn’t actually there often because he
has wandered off elsewhere in the building -
docs that give you a sense of security?” says
Mcacock. “Lake time to study the monthly
service-charge accounts for the past three
years and be aware of what’s on the horizon. A
lot of older buildings come with nasty hidden
surprises if the services arc outdated, such as
the huge cost of bringing a communal heating
system into the 21st century.”
Flats, adds Mcacock, are often seen as an
easier purchase than houses because they
come with fewer challenges, “but if you’re
buying a leasehold, you’re not in control, as
there are other people to consider -
freeholders, managing agents, residents’
committees - and potentially many hoops
to jump through. Find out what's going on
under the skin of the building, as it’s not the
same everywhere.” □

feat. But a statement staircase will
always have a much larger wow
Д quotient. You can project presence
when exiting an elevator, but nothing equals
sweeping down a staircase with stylish intent.
London has scores of extraordinarily
beautiful examples of staircases from every
architectural era in public buildings and
private properties, and yet another has
just joined their number. The centrepiece
of the new extension at the Heal’s store in
Tottenham Court Road is a striking steel
and timber staircase created b\ furniture
designer Matthew Hilton. Heal's is already
celebrated for its staircases, including a Cecil
Brewer stunner which dates back to 1916.
I hc furniture store’s decision to focus on
staircases has inspired a new theme for trips
around our city this year. I hope to climb, or
take a look at, as many of London’s notable
flights as 1 can - the famous and the obscure.
I plan to be ogling the grand staircase at
the OWO hotel, restaurant and apartment
building in Whitehall, a piece of fabulous
Edwardian bling constructed of Derbyshire
alabaster and Italian marble. I’m also
likely to be revelling in the gothic Victorian
glamour of the th rec-tier staircase at the
St Pancras Renaissance Hotel, the backdrop
for the Spice Girls’ Wannabe video and many,
many Instagram posts.

month. Architect Inigo Jones, who completed
the Queen’s House in 1630, based the
stairs' design on the works of the Italian
master Andrea Palladio. It was England's
first self-supporting, cantilevered staircase,
combining classical symmetry and 17th
century ingenuity.
Somerset House in the Strand is the site
of several staircases that delight the eye.
FLIGHT OF FANCY This Cecil Brewer spiral
has captivated the capital for more than a century
I hc Nelson stairs, named for the naval
hero, rise five storeys between the rooms
in Somerset I louse's south wing that once
served as government offices.
I hc elegant Stamp stairs in the Courtauld
gallery, which is housed in the north wing of
this great neoclassical complex, take you on
a journey into rooms filled with the leading
Impressionist works. In the west wing, there’s
also a 21st century staircase, the ethereal
steel-mesh Miles stairs, a vision engineered
by Eve Jiricna, the Czech architect.
I'll also be revisiting the King’s Staircase
in Kensington Palace, which ascends to the
King’s apartments, putting on a show along
the way. Between 1725 and 1727, painter and
architect William Kent decorated the walls
around the staircase with portraits of the
many personalities at the court of George 1.
Kent incorporated a trompc-I'ociI balcony -
which makes you think that these figures arc
leaning forward to watch your progress up
the steps. Kent added his own portrait as a
form of signature on his endeavour.
Over the centuries, architects have given
London many memorable staircases. But they
now seem determined to conceal the stairs in
apartment blocks and office buildings. It can
be impossible to go up a flight or two. In fact,
asking to do so can raise suspicions you’re a
corporate spy, rather than there for a meeting.
Somehow the lift has become obligatory,
leading to accusations that the architectural
and developer trades have a role in the spread
of obesity. Going up and down stairs are great
ways to strengthen the core and stay trim.
Being whisked to the top of a tower in the
city via a superfast lift is exhilarating. But,
otherw ise, this year and next, you’ll catch me
on the stairs. □

more than the pre-Covid (2017-
19) January average. And while
sales volumes of £5m+ properties
were 17% lower this January than
January 2023, they remain 64%
higher than the pre-Covid average.
Similarly, the number of
properties at £5m+ going under
offer in January was broadly
in line with last year, however
compared to prc-pandcmic, under
offers were 28% higher.

why this is the case. Supply is
one. We’ve seen an increase in
new-build properties in some of
London’s most expensive areas.
And given that prices across prime
central London remain broadly
at 2014 levels, there’s a ‘value’
perception which has only been
strengthened by the weakness of
sterling against the US dollar.
Meanwhile, across prime
London the lettings market is
starting to slow - albeit from a
high base. Demand is falling while
rents, which may have peaked at
the end of 2023, are beginning
to fall too.
