One trend they’ve been talking about for some time is the return of warm neutrals. MEET THE MAKER Botanical art prints by Annie Dornan Smith For many of us, any spare time at uni was spent partying, but Annie Dornan Smith (pictured above) used her free hours to get her business off the ground. While studying graphic design at Nottingham Trent University, Annie pursued her passion for illustrating art prints, cards and stationery. At the same time as developing her designs, she learnt everything she could about running a small business, eventually dispatching orders from a desk in the corner of her bedroom. Now she has her own studio space in Hertfordshire where she creates several seasonal ranges each year, so her fans can look forward to updating their collections of her designs as the months go by. Clambering over a bed that’s too big or squeezing past a wardrobe will quickly become annoying. INSPIRING HOMES n a quiet street in the heart of Antwerp, away from the city’s tourist area, is the townhouse that Charlotte and Kristof have made their home. Close to a park and the famous De Koninck City Brewery, it dates back to 1893 and is typical of many of the buildings in the city. ‘ It’s one of four houses designed by the same architect and they all have more or less identical facades,’ explains Charlotte. As self-confessed architectural and interior design addicts, they fell for the flat’s beautiful latc-i9th century exterior, its large, well-proportioned rooms and period details. Kristof discovered it about seven years ago while out cycling. ‘He noticed it was for sale,’ recalls Charlotte, ‘rang the doorbell and literally a few hours later it was ours.’ After moving in. the couple began a sensitive restoration. ‘We took our time and avoided trends, instead looking for an elegant style more suited to the character of the property'. It’s so easy to completely change the interiors and modernise everything, but we wanted to work with the existing spaces and original features.’ They didn’t have anything particular in mind but, says Charlotte, ‘we didn’t want to create a showroom - nothing needs to be perfect. For us it was all about creating a home that’s great to live in.’ The flat is on two levels, ‘plus one level in between’, Charlotte explains. The spacious south-west-facing rooms arc filled with light, with large windows and panelled walls that reach more than four metres high (‘Terrible to paint!’) and ceilings with stucco detailing. ‘Our aim was to preserve as many of the original features as possible,’ adds Charlotte. Portugal in the 19th century. ‘We restored and renovated them, meticulously hand-cleaning more than 400 tiles, one by one,’ says Charlotte. Elsewhere, the space is warm and cosy thanks to the original wooden floors, which the couple sanded to lighten their dark colour. Light also streams in from the original coloured glass ceiling in the winter room a rare find in the city and the couple’s favourite spot. ‘It’s the perfect place to grow all kinds of plants and to enjoy meals surrounded by greenery,’ explains Charlotte. ‘From March to October we keep the door to the garden open and let the breeze come in.’ When it comes to furnishings, there’s a real mix of old and new; from Ikea buys to designer pieces, such as the Knoll Butterfly chair, and items the couple picked up in flea markets and boutiques. Bold colour and pattern have been added to inject warmth and fun against a predominantly neutral backdrop. ‘Our favourite piece is a big screen from the 1960s decorated with exotic birds. We don’t know who made it or where it comes from, but we love it,’ continues Charlotte, ‘as well as the red Marcel table: it’s from a design group called The Invasion.’ Л surprising clement is the more contemporary feel of the kitchen, with its oversized wooden and glass doors designed by Belgian architect and friend Kim Verbist. ‘ It’s the room where we spend the most time with friends and guests, chatting and cooking together,’ says Charlotte. ‘We’re both foodies, inspired by amazing gourmet trips to Italy, where we also have an olive grove.’ It’s easy to see why the couple are so at home here as Charlotte concludes: ‘This is a quiet place where we can completely relax. lassie symmetry and a doll’s house pretty facade would suggest a traditional interior within Kern ide Lawson’s Georgian home in Stanmorc, north-west London. But anyone entering with expectations of gently worn beams and faded florals would be in for quite a surprise. Kemide, who lives here with her husband and their two daughters, has a dualJamaican and Nigerian heritage, and has created a living space that reflects her passion for black history while also respecting the original character of the building. A powerful mix of bold colour, cultural references and family narrative sits alongside old and new furniture and artwork, layered with accessories from independent brands including her own online home and lifestyle store The Cornrow. ‘The building’s age inspired me to embrace my own history and heritage as a way of adding to and complementing its story,’ says Kemide. A childhood spent in Lagos, London and at a boarding school in the English countryside, explains why Kemidc s deep interest in the history of black interior design is matched by a love of the country house aesthetic. Her decor also echoes the fact that the cottage is set in a nature reserve - in the living room, textured grasscloth wallpaper brings the outside in, while in the kitchen, cabinets have been painted in a stunning jade green. ‘For the main bedroom, I wanted to create a tranquil feeling, so chose a blue and white cloud mural wallpaper.’ Positive role models arc another influence, through artwork, booksand striking vibrant yellow wallpaper depicting powerful black women such as Queen Mother Idia of the kingdom of Benin in the 1500s, and the 1960s Black Panthers. ‘This walIpaper is the fl rst thing the girls see when they leave their rooms in the morning,’ explains Kemide. ‘I’m a firm believer in the adage, “If you don’t sec it, you can’t be it.”’ This message also comes across in the large numbers of books found in every room, amassed to satisfy Kemide’s insatiable appetite for knowledge, something that she encourages in her daughters too. ‘Books are how I take deep dives into the things I care most about. Role models arc also present in family photos, to give the gi rls a strong sense of belonging: ‘ I think it’s extremely important to have a home that represents and celebrates our heritage.’ Kemide, who believes her collecting gene comes from her mother, loves discovering stories about her ancestors and black I ives in h istory and has created a tightly packed ‘ancestor gallery wall’ in the music room displaying pictures, stories and objects associated with her relatives. ‘I was thrilled, and also shaken, to discover documents relating to my three- and four-times greatgrandmothers Minerva and Bess, who were enslaved inJamaica in the 1800s.’ These ‘ownership’ documents arc now proudly displayed to celebrate the women’s lives and survival. Pride in her personal links to Africa and to the migration of its people, has resulted in a unique interior style. ‘It pays homage to time spent in Nigeria, and acknowledges that African home style isn’t all rural. 1 call it “Afro-Aristo meets Caribbean Nan Chic”.’ Influences also include modern cosmopolitan Lagos, English and French country houses, riads in Marrakech, and Devon I louse, a stately home in Kingston,Jamaica. ‘I’ve drawn inspiration from myjamaican grandmother and her generation’s West I ndian front room aesthetic,’ Kemide adds.‘Found in the 1960s and ’70s homes of West 1 ndian migrants to the UK, this was a room reserved for best, where treasured possessions were stored and displayed.’ A glorious, celebratory, cultural mix of Victorian parlour room traditions and Caribbean tropical influences, this style refers back to the history and heritage of the family who live here, and is joyfully expressed in this home, where they will create the stories they will one day hand on to their own ancestors. cautiful period features and a tranquil location drew Alison Elliott and her husband James Sampson to their unusual Victorian house in the heart of the Northumberland countryside. Originally from County Monaghan, the couple met while working in Belfast and relocated to the north of England for work a few years later. ‘We’d been living in a rented, two bedroom maisonette near the east coast,’ Alison recalls, ‘but were keen to start a family and buy our first property together. Havinggrown up in rural areas, we wanted to raise our children in a similar way, surrounded by nature and the simple pleasures. So we were on the lookout for a characterful period property'with good connections to the city centre, as we both had jobs in Newcastle.’ They found exactly what they were looking for in a quiet countryside village a 20 minute drive from Newcastle. ‘Ours is one of eight houses in a Victorian terrace that’s striking because it’s in secluded woodland,’ explains Alison. ‘I remember thinking it looked quite out of place and would be more at home in a city suburb. We’ve since discovered it was built by a wealthy woman who’d been advised by doctors to move to the country for health reasons. She didn’t want to miss out on the glamour of high-class society, so decided to recreate a little slice of the city in the form of a row of grand townhouses - the idea being that family and friends could come and visit, along with their staff, and expect the same level of comfort they were used to.’ This explains why the house originally had a kitchen and staff quarters on the lower-ground floor. There was a formal drawing room and dining room on the ground floor, and the bedrooms were arranged over the upper two levels. When the couple found it, the layout was pretty' much the same, which appealed to Alison. ‘It’s unusual to find these large Victorian properties still intact - most have been divided up over the years. The architect in me appreciated the grand proportions and high ceilings. There was some modernising to do, but thankfully most of the original period features were pretty much untouched.’ At some point in the 1960s a small extension had been built at the back of the ground floor and the kitchen relocated there: ‘We think this was to take advantage of the light and views across the garden,’ continues Alison. ‘The dining room, however, felt like a waste as we barely used it. Luckily, as we were not touching any of the original features or the fabric of the house, getting listed building approval wasn’t overly complicated.’ With four-metre-high ceilings and a beautiful black marble fireplace, the kitchen feels extremely grand and is very much the heart of the home. ‘We sanded back the original pine floorboards and painted the walls in a natural pink that warms up the space. Then we chose more traditional cabinetry to suit the style of the room, with a large central island and lots of open shelving to add character and make it look more homely.’ The new dining room has been painted in Bancha by Farrow & Ball. ‘I wanted green in one room of the house as it’s one of my favourite colours,’ says Alison. ‘With our mid-century dining table and chairs it feels a bit retro and suits the 1960s style of the extension.’ However, she hasn’t finished with this room yet. ‘Eventually, when we have a larger dining space on the lower ground floor, this w ill become our breakfast room as it gets the best of the morning sunshine and has a balcony with stairs down to the garden.’ But before the decorating, there w7as more fundamental work to be done. ‘The plumbing and electrics needed upgrading, which we did in phases. One of our best decisions was getting a professional in to prepare the surfaces before we decorated, skimming the w alls so they w ere smooth and removing layers ofchippcd paint from the skirtings - it’s made such a difference. It’s also been a real benefit having four storeys - we’ve been able to move around and find a refuge away from the dust as each area w7as renovated.’ In the living room, Farrow7 & Ball’s Wevet -> House Beautiful MARCH 2024 83

Splashes of colour have been added with accessories and textiles, along with an eclectic mix of vintage and contemporary furnishings that gives the room a relaxed, lived-in look. A different aesthetic features in the main bedroom, as Alison explains: ‘1 felt I was being quite safe painting most of the other rooms in pale colours, so took a risk and went bold in here, choosing a deep black with blue undertones. It’s a dramatic colour, but because the room is very bright with two south facing windows, the colour envelops the space, making it feel cosy.’ Alison has since collaborated with Farrow & Ball on the launch of 11 new colours, using two of them in daughter Nina’s new bedroom where she has enjoyed taking a more adventurous approach. ‘The walls are painted in Stirabout, which is named after Irish porridge and has a warm undertone. I paired this with Selvedge, a lovely blue, on the woodwork and then added pink, red, yellow and green elements.’ Over time an elegant, light filled home has emerged, full of character and charm. ‘We’ve come a long way and I ve loved the renovation process so far, but it’s a big property with a wonderful history and we’re taking time with everything we do, so it’s carried out in a sympathetic way,’ continues Alison. ‘The previous owners had lived here for 50 years, and for a while it really felt as though we were in someone clsc’s house, but as we’ve tackled each space, it’s slowly transforming into the home we’d always dreamed of There are lots of areas that are still a work in progress, but I’m OK with that - it takes time to make any space feel like home.’ NINA’S ROOM Above and right Alison updated the bed with bobbin moulding. INSPIRING HOMES FIREPLACE While solar panels and an air-source heat pump provide sustainable energy, the couple opted to have back-up heat from a wood burner. Stovax log burner, Heat Design. Bespoke oak shelving, 3 Planks Joinery \ chance conversation led Teresa and Anthony Ralph to a dream plot in rural Kent within an Area of Outstanding Natural Beauty. The couple weren’t looking for a building project and were surprised to find such a lovely site with stunning, far reaching views, on the edge of a pretty village. ‘We know the area quite well and years ago had stayed at the hotel next door to the plot before it reverted back to a family home,’ Teresa says. A friend told us in passing that the land was up for sale with planning permission and, as we knew the location, we didn’t hesitate.’ Permission had been granted for a Paragraph 79 house. This exemption clause to planning policy allows for innovative designs to be built on land that might not otherwise get permission. But, as Teresa explains: ‘The existing design wasn’t really our cup of tea. We wanted to create something we felt would be more sympathetic to the village setting, that would blend in rather than attract too much attention.’ Discussions with neighbours, the parish council and a planning consultant helped to prevent any unnecessary delays in obtaining consent for their new design. Keen to pay tribute to the traditional building styles of the area, they chose a timber framed construction and flint blocks. ‘The flint is a direct reflection of the beautiful church opposite the house,’ Teresa observes. Anthony project-managed the build and hired sub-contractors, because the couple wanted the house to be completed in as short a time as possible. ‘We worked hard to ensure everyone communicated daily so we didn’t lose momentum,’ Teresa explains. ‘Communication is the key to any successful building project, to ensure everyone fulfils their part of the schedule on time and doesn’t hold up anyone else.’ I’he entire project was completed in just 10 months, although there were a couple of inevitable hiccups along the way. Part of the roof’s zinc cladding was damaged by scaffolding and had to be repaired, and there was an issue with an underground utilities cable. ‘It was the most frustrating aspect of the project and took months to sort out,’ Teresa remembers. ‘In the end I contacted the CEO of the company and he resolved my problem within two weeks!’ Solar panels on the carport roof and an air source heat pump provide sustainable energy and reduce bills: ‘The insulation and glazing arc of a high standard, but we have a log burner in case we want background heat,’ says Teresa. ‘We chose polished-concrete floors throughout with underfloor heating. Although people often don’t always realise it, concrete is actually warm in winter and cooling in summer.’ The interior has eight ground-floor rooms on three slightly different levels, with the kitchen, dining and living space the focal point of family life. Under the highest point of the roof, the vaulted ceiling of the living area rises to seven metres, with large windows that make the most of the views of the gardens and fields beyond. ‘The dining table in the kitchen is the same length as the island so is a great space for large gatherings of friends and family,’ Teresa adds. ‘ I’m a great believer in building in as much storage and furniture as you can to keep rooms looking spacious. We had a series of storage cupboards built along the spine wall.’ As both Teresa and Anthony work from home, they were keen to include an office. ‘I laving a private workspace was important to us, but we didn’t want it to be completely disconnected from the house,’ -> House Beautiful MARCH 2024 93

INSPIRING MES Teresa says. ‘An office pod with a glazed bridge offered a solution and we lined the entrance steps with oak to add warmth and define the space as separate from the rest of the building.’ A simple colour palette features inside and out, with the pale concrete flooring flowing from the interior onto the patio areas and wrapping around the entire property, which contrasts with the black larch external walls and zinc roof. Inside, as Teresa notes: ‘Using oak and concrete provides a sense of calmness and warmth. We then introduced different textures with furnishings and plants to make it feel like home.’ This, combined with a cosy, family friendly layout. gives a parcd-back but welcoming feel. From the barbecue terrace there arc stunning views over the countryside, but there’s also a covered terrace where we can have a glass of wine, chat or quietly collect our thoughts. fit hadn’t been for a chance visit to an antiques shop in Carmarthenshire, Anthony Rees and David Thomas might never have moved back to Wales. They’d both grown up there, but had been living in London for 30 years when, on a return visit to west Wales in 2011, they happened to visit Tim Bowen Antiques in Fcrrysidc. The owner told them about a property he was selling - an 1850s picture perfect coastal cottage. ‘It took us ten minutes to decide we should snap it up,’ Anthony says, and within a month we were in.’ Four years later, by then retired from the corporate world, they craved a bigger house in a more remote location. Today, one cowshed has been converted into a distillery where Anthony and David produce organic, handcrafted gin, a new business (Jin Talog) they launched in 2018. ‘It certainly helped us integrate into the community’ The coach house stores tractors and trailers for their farm work - they have some rare breed Balwen sheep as well as geese and ducks and the grounds include four large ponds teeming with wildlife. They originally fancied having ‘ajames Bond lair overlooking the sea, because we both like modern architecture’. And there certainly is a touch of 007 aesthetic in the striking 9 x 5 x 2.8 metre, cantilevered glass cube bolted onto the west-facing side of the house, with a balcony stretching further out into the landscape. Planning permission for the extension took three years, but the result is a room with real wow factor that invites you to lounge on the French sofas and, on chilly evenings, enjoy the warmth of the Jotul woodburner, which is backed with grey, white and green tiles by Bert & May. The ultra modern cube with its polished concrete floor leads off a second sitting room with original wooden boards underfoot. This has a more intimate feel, with two 1960s Italian reclining armchairs, 1960s Laddcrax shelving and a log fire, above which hangs a ‘fauxidermy’ stag’s head made by Welsh textile artist Helly Powell, using shed antlers and Melin Tregwynt fabrics. Treasures from foreign travels sit happily alongside their collection of Welsh art and crafts, such as stained glass by Simon Howard and paintings by Wynnejcnkins and Adam Taylor. ‘Neither of us likes clutter,’ Anthony says, and this is plain to see in the kitchen/diner with its pristine work surfaces, spotless white Aga and concealed storage - a Bulthaup design from Kitchen Architecture in London. The floor to-ceiling Rimadcsio Zenit shelving holds early Portmeirion pottery, mostly found on Ebay, while three walls have been painted in Little Greene sjack Black - ‘We like to be bold with colour’. One stone wall, previously covered in tiles and units, was stripped bare, allowed to dry out, and repaired. Bold Marimekko Kippis wallpaper features in the pantry, with Farrow & Ball’s Eating Room Red bringing a striking look to the cupboards, one of which holds a collection of Portmeirion storage jars from the 1960s and 1970s. In the dining area a white circular 1970s table, another Ebay find, is matched with fabric-lined chairs by the Danish company I lay, and two handmade Welsh stick chairs by Chris Williams sit on the reclaimed pine floorboards by an original fireplace. Furniture in the bedrooms upstairs is more traditional. One has a 1930s I leal’s wooden bed and tonguc-and-groovc walls painted in Farrow & Ball’s Plummett. painted in a lively teal shade: Fired Earth s South Bank. The attic room has one bare stone wall and a Victorian iron bed. Throws, curtains and cushions are from Melin Tregwynt and retro grey radiators arc from Castrads. Bright and bold patterns reappear in the guest shower room and main bedroom ensuite, with floor and wall tiles by Fired Earth, while the family bathroom has a white rolltop bath from which there’s a view of the garden. The old and the bold sit side by side in this imaginative transformation of a 19th-century farmhouse, now brought back to life and productive once more with its on site artisan gin business. Anthony and David have returned to their Welsh roots and combined local and traditional with exotic and modern. All distilled to distinction. We had been debating whether to move or extend, but because the local area is great and our neighbours are so lovely we decided to stay put and go for the extension. Our old sitting room was barely used - all our time was spent in the kitchen, which had a small TV zone - so it made sense to create a larger kitchen/living area, which we were able to do by building out to create a bigger, L-shaped space. 'Our previous galley kitchen had low ceilings, which made it feel dark. We wanted a lot more light and a sociable open-plan room, so we extended at the back of the house, redesigned the space and added bifold doors’ You’ve gone for a colourful look... Yes, originally we hadn’t planned to change the cabinets, but after finding Pluck Kitchens on Pinterest, we realised we could create something that would look amazing by updating the kitchen at the same time as the building works. We contacted Pluck and they were very helpful, advising on colours and layout. Our brief to them was ‘something bright and unusual’ and after considering lots of different combinations, we chose yellow and pink. I How did the process work? After we visited Pluck’s London workshop to discuss ideas, a designer came to see our space and present us with an initial layout. We fine-tuned this before settling on the final design. The team at Pluck were brilliant - nothing was too much trouble and we’re so pleased with the overall finish. Any must-haves in your plan? A kitchen island was essential - somewhere we could sit and socialise, plus a sink area overlooking the garden. In the old kitchen the floor tiles were cold and hard, so wooden flooring has given the room a warmer feel underfoot. And a pantry unit we’d spotted at the workshop provides brilliant storage. to CABINETS A brief for something ‘bright and unusual’ resulted in a bold yellow and pink colourway Your favourite thing about the new space? Everything! We absolutely love it and feel so lucky every time we walk in here. The kitchen is made of birch plywood and it feels very solid and sturdy. ONE ROOM RENOVATIONS 'We've created a stylish, laidback home office’ A tiny bedroom has been transformed with Scandi-style touches and smart storage WORDS LAURIE DAVIDSON | PHOTOGRAPHY GAP INTERIORS/COLIN POOLE Katie Seidler, a fashion buyer, lives with her husband Russell in a three- bedroom Victorian house in St Albans, Hertfordshire What prompted the makeover? When we moved into the house, it didn’t need any structural upgrades, but we wanted to redecorate and add some character. The third bedroom was small and we thought it would make a useful study space - it was one of the first rooms we tackled. ‘The room had previously been used as a small third bedroom. After moving in, we decided it would make an ideal home office where we would both be able to work’ How did you get started? I made moodboards and did lots of research. Besides being functional, the office needed to be an inspiring space that we’d both enjoy spending time in. I’m a big fan of Scandinavian design, so we chose a monochrome palette, with a dark grey feature wall by the desk and the rest of the room in white. An electrician repositioned the central light so it hangs over the desk and I opted for exposed bulbs on long black cords as task lighting. You’ve added in plenty of storage... Yes, we needed lots of cupboard space to hide filing and work stuff that we didn’t want on show. We went for pine Ikea cabinets that could be wall-mounted and I added tactile leather handles. I think texture makes such a difference, so we also included a run of cork tiles that helps break up the dark wall and is a great place to pin notes, postcards and to-do lists. Any top tips for buying office furnishings? Rather than going for standard office-style pieces I looked at simple wooden designs, such as the desk from Made, to make the space feel more informal and to reflect the Scandi look I wanted. I’ve often made mistakes in the past by buying things I love and then changing my mind a few months later. Now, I take my time to research the perfect items so I’ll only need to buy once! Are you happy with the results? I’m really pleased with how it’s turned out. I think the limited colour palette works well with the natural wood, cork accents and beautifully designed Danish-inspired accessories. The bathroom was part of a larger renovation - we added a two-storey extension on the side of the house and also built out at the back. The previous family bathroom became a corridor between the old part of the house and the extension. We were left with ‘The bathroom was very dated. The bath felt squeezed in and there was a strange separate shower that had been converted from an airing cupboard’ a brand-new rectangular-shaped room at the front that wasn’t as big as we’d hoped, so I put my design skills to good use to maximise the space. How did you plan the layout? A bath was essential for the children, but as we’ve no plans to move anytime soon, we also wanted to create a big shower for when they’re teenagers. Our architect’s initial layout included putting the basin under the window and the toilet opposite the door, but I didn’t like that idea so drew up my own plan. As we started with a blank canvas, we were able to put hidden storage behind the false wall where the vanity unit is. Did you have to make any compromises? We managed to fit everything in but it meant the bath had to go under the window. I chose a narrow design to ensure there would be plenty of space around it and room to use the basin easily. Tucking the toilet just inside the door meant we weren’t staring straight at it on entering the room and we put the shower at the far end but made it wider. The pink tiles make a real statement... Yes, they inspired the decor. I was conscious that we were adding an extension to a 1920s house, so wanted to include elements that would give a nod to the era and the tiles do that. Having the pattern facing upwards gives them an Art Deco feel. The Crittall-style black shower door, black shower and taps work really well with the pink. Was it easy to stick within budget? Our budget was £5,000 excluding labour and it came in just under. I did a lot of research to find the good-quality black brassware at a reasonable price and splashed out on the sink and lily pad tiles. Neutral sofas and armchairs can beautifully complement cushions in muted linens, swapping out winter’s opulent velvets. RENOVATING SUSTAINABLY ' "QUESTIONS 0TO ASK... Going for an update is a big undertaking, but what are the extra things to consider if you want to make your home warmer, healthier and as planet-friendly as possible? Go for the best you can afford, including triple glazing, double and triple-panel radiators, sheep’s wool insulation and air-source heat pumps DO I NEED A SPECIALIST ARCHITECT AND BUILDER? ‘Choosing an architect who works with sustainable building materials and models improvements using thermal energy software will help you make informed decisions,’ says Paul Testa at Hem Architects. ‘While it’s not essential that your builder has experience with sustainable builds, a strong working relationship between the specialisms is key. We always recommend that clients visit previous projects before commissioning a company.’ IS IT BEST TO GO FOR A STAGED RETROFIT OR RENOVATE IN ONE GO? ‘A full sustainable renovation may be cheaper overall, but most of our clients choose a staged retrofit to spread costs,’ explains Paul. ‘We draw up a list of stages with measures you might undertake at each point. If insulation is a top priority, consider improving the thermal performance in the entire house; ideally use natural breathable insulation in the attic, under floorboards and on the inside or outside of external walls (rendering or timber cladding will also be required externally). Careful planning will minimise the risk of moisture damage occurring.’ CAN WE KEEP OUR EXISTING RADIATORS IF WE CHANGE TO AN AIR-SOURCE HEAT PUMP? ‘Sometimes, but this type of heating system works on low flow temperatures around 35-45°C (a traditional radiator system warmed using a gas boiler has a flow temperature around 75°C), which means radiators will need a larger surface area to distribute the lower temperature efficiently,’ says Paul. ‘Double and triple-panel options are more suitable than single- panel radiators. A survey for a heat pump installation will advise if your existing radiators need changing. Also, in older properties, some basic retrofit measures such as cavity wall and loft insulation may be required before upgrading your heating.’ Visit gov.uk for details of grants towards the cost of heat pumps. SHOULD WE DOUBLE OR TRIPLE GLAZE OUR PERIOD SEMI? ‘Upgrading to double or triple-glazed windows will always help to better insulate your home. As such, both options would work but triple glazing will be more costly. Buy the best you can afford and always check that the U-value - the amount of heat transference - is for the entire window (glass and frame). Fitting new windows with over-frame insulation gives the best results. In period properties, it’s wise to consider upgrading other “fabric” elements such as insulation, to benefit from better glazing options,’ suggests Scott Hills of Hills + Company. WHAT TYPE OF INSULATION SHOULD I BUY AND WHERE DOES IT GO? ‘For a sustainable renovation, there are seven types of natural insulation: sheep’s wool, straw bale, hemp, cork, wood-fibre, cotton (recycled denim) and cellulose. For value for money, we’d advise insulating between ceiling joists and in attic space,’ says Scott. ‘In retrofit projects, we’ve used wood-fibre on exterior brickwork before rendering. ESSENTIALS A friend of mine recently put her north London period home on the market. In the listing the agent refers to it as a ‘modern interpretation of a Victorian terrace’, which is fair as long as that interpretation is as loose as, say, the sign language fraudster who tw iddled his way through Nelson Mandela’s memorial much to the confusion of every deaf person watching (worth a Google if you don’t immediately recall it). Let me be clear - the house is exquisite. The stuff of magazine covers. It is an architect-designed joy of mid-century-inspired furniture, marble and walnut veneer, and oversized photography on pink walls. Outside there is an LED lit heated pool and above it a balcony with glass balustrade. So I’d say the influence is less ‘Victorian England’ and more ‘Palm Springs bolthole of 70s Hollywood leading lady and her celebrated architect lover’. Which undoubtedly will put off some of the purists w ho’ll want to know where the mosaic floor tiles and cast iron fire surrounds are. And when I say ‘put off’, I apparently mean ‘outrage’, because 1 am always slightly taken aback by the passion w ith w hich people will inform total strangers that their design choices are offensively out of keeping with the era of their property. 1 get it - to an extent. Don’t we all give a little cheer w hen someone pulls up a terrible laminate floor to reveal original quarry tiles, or rips back plasterboard to discover wood panelling beneath? But, I ’d argue, those features are not only authentic to the imaginary properties to which 1 have assigned them, but also attractive and desirable in their ow n right. Yet there seems to be a snobbish obsession with the notion of authenticity that means stripping away any sort of historical character - or indeed adding in a faux clement of it - is a sign of ignorance or even bougie ostentatiousness. Either way, your taste is hugely called into question. And yes, fine, I’m guilty of it at times. Although obviously I do it silently in my ow n head and not in the comments section of Instagram PHOTOGRAPH ALUN CALLENDER THE LOOK WAS LESS VICTORIAN ENGLAND, MORE PALM SPRINGS BOLTHOLE OF 70S HOLLYWOOD DIVA WHY I’M OVER AUTHENTICITY It’s the buzzword beloved by social media and, when it comes to our homes, a flashpoint for fierce debate. But does authentic interior design matter as much as the period purists would have us believe? Katie Mulloy thinks not... because I ’m not that awful. But nevertheless, the judgement is there. Oooofff- a modern glass box on the back of a Georgian townhouse! Eccccsh - wood panelling in your Noughties new-build! I often think about the contestant from the BBG show' Interior Design Masters, w ho lived in a cul de sac in Belfast but decorated his house with the help of a lot of white paint, pampas grass and reclaimed wood - like he was a retired rock star in an exclusive enclave of Ibiza. And once I’ve done sneering, I have a little word with myself and remember that somewhere out there someone w ill be judging me for having a marble floor in an old farmhouse. Or scoffing at my penchant for French antique furniture w'hen I live in the English countryside. And I’m quite aware of the vitriol 1 would attract from period property enthusiasts when they learn that to deal w ith the damp problem in our 1850s house w'c, god forbid, used modern methods of damp proofing. And I would tell them that w'e tried lime plastering, thanks very much, but six months on from shellingout a not insignificant amount of money for it, it still refused to dry'. If unpainted wralls riddled with damp patches arc authentic, then I’ll pass. Because 1 don’t think w e should be obsessed with authenticity at the cost of enjoying our own homes. I’m absolutely with the Instagram homeow ner I follow' who’s somcw’hat flummoxed by the abuse she receives for extending and rendering her once brown and bland 1950s semi. Apparently ridding your home of even ugly character is unacceptable to some. Yet, as far as you can be objective about w hat is attractive, I d say the vast majority w ould agree that her house is now' a better looking version than the original. And I suppose that’s the key to being inauthentic - if you’re going to do it, do it wrell. My north London/Palm Springs friend happily admits that her style is not to most people’s taste. Sure - but even so, it’s still tasteful. It’s still beautifully executed and perfectly put together. And it couldn’t be any other w?ay really, because my friend is really quite fabulous and brave and bold and sometimes gloriously inappropriate w ithout w asting time on what anyone else thinks. So why shouldn’t her interiors reflect that? Great design is always found in the sweet spot of w here we and our homes meet. I’m not sure the bones of the building matter that much more than how we live and breathe in it. The process of designing and decorating our homes is an expression of who we are and what’s important to us. Staying true to that is about as authentic as you can get. House Beautiful MARCH 2024 127

A path can be so much more than a functional route from one area to another - choose a surface that complements your style of garden and it will become an attractive feature in its own right. Mixed materials, or a gently meandering route, can make all the difference, while still retaining the path’s practicality. Recycled bricks or setts can be combined with new paving to give an instant . - effect of age. ASLOPE DIVIDED Top left Wide, shallow steps contained within metal edging divide the slope here. Stones positioned edge on’ form an interesting textured path, which tends to be less slippery than when they’re laid flat. SCALLOPED MOSAIC Above left This pebble mosaic path might be a touch ambitious for a first project, but it’s still possible to create something that’s both arresting and original with larger stones and a less intricate design. A QUICK CHAT WITH... ARIT ANDERSON The award-winning garden designer, writer, TV presenter and podcast host on caring for the environment AS TOLD TOVIKKI ELIAS MY FIRST GARDEN INSPIRED MY CAREER CHANGE. Moving from central London in 2010 to a house in the suburbs with a small garden sowed the seeds for my new career. My sister (who’s a gardener) encouraged me to wait a year to understand the garden’s natural cycle. By early spring, nothing had happened, so I planted three herbs from seed in an old butler’s sink. They thrived, and from that moment I was hooked on growing. As a novice gardener, I loved to visit the RHS Chelsea Flower Show, which provided me with incredible colour inspiration during my 25 years in fashion retail. In 20121 took redundancy from my job and decided I’d like to be a garden designer. ' 1 RETRAINING WAS A BIG LEARNING CURVE. While I’ve never feared change, I felt slightly daunted by my new direction. I enrolled on a one-day-a-week garden design course at Capel Manor College in north London and while there I, along with Sarah Jarman and Anna Murphy, won a Fresh Talent competition at the RHS Chelsea Flower Show. After qualifying, I created the Near Future Garden at Hampton Court Palace Flower Show in 2016, which was televised. At the time the BBC was extending its Gardeners’ World programme to an hour-long show and looking for presenters and I was lucky enough to be chosen. At first I found it incredibly nerve-racking, but after some media training I began to enjoy the experience and loved being part of the team. ‘Nurture soil with homemade compost and rainwater’ PHOTOGRAPHS ALAMY; GETTY IMAGES; HANNAH STEPHENSON/PA SOIL IS THE HEART OF THE GARDEN. So nurture it if you can with homemade compost and rainwater. It’s easy to get carried away at the garden centre, buying plants without considering which are best suited to our own space, so always research and plan first. I’m also a big fan of container planting and like to add colour throughout the seasons in reclaimed pots from architectural salvage yards. This spring, I’ll introduce more edible, medicinal and wildlife-friendly plants too. I’M A CHAMPION OF THE ENVIRONMENT. As host on Growing Greener, the BBC Gardeners’ World magazine podcast series, I’ve interviewed experts on planet-friendly gardening - anything from rewilding to peat-free compost. My first book The Essential Tree Selection Guide (right), co-writtten with Henrik Sjbman, uncovers the vital role that these woody plants play in the health of the natural world and of humans. We renovated an outdated 1970s box and made our first family home exactly how we wanted; it’s got Siberian larch cladding, anthracite-grey windows and a landscaped garden. When I get home, the first thing I do is... pick up the toys that were left out when we rushed to school. After I drop my daughters off, 1 get the house in order. Within 20 minutes of coming home, they unravel it all! My favourite room in the house is... the open-plan kitchen. We chat, eat and drink over the breakfast bar with friends and family. It’s more of a social space than the living room. My favourite homeware stores are... Ikea,Next I lomc and I labitat, and I go to John I xwis or Nordic Nest for more expensive stuff. Our home is filled with cushions, throws, vases and interesting sculptures. I m a huge colour fan the brighter everything is the better. My walls are... white - it’s a very fresh, Scandinavian look - and packed with art that we’ve collected or my husband’s made. We also frame special artwork our children bring home from school and they have a gallery wall for sprayed it anthracite grey. It's now the kids’ playroom and has been a godsend for keeping toys out of the main living space. My biggest decorating disaster was... painting my bedroom orange.
