Allow me to introduce myself — I
am Natalee Bowen, director of Indah
Island and renowned by the Australian
design industry as the “Queen of the
Hamptons”. I feel uniquely qualified to
lead you on this journey of embracing
the Hamptons in your home.
Over the years, I have immersed
myself in the glamourous lifestyle that is
the Hamptons. I have created a boutique
design company that encompasses all
aspects of building, renovating and
styling Hamptons homes, both nationally
and internationally. With 25 years of
experience in the building industry, I
have been fortunate to design and create
unique homes in the style that I adore. I
have been able to showcase these homes
to wide audiences through TV shows
such as Dream Homes, Australia’s Best
House, Ready Set Reno, Open Homes
Australia and Through the Front Gate
in the USA. Most recently, I brought my
building expertise as a judge to the new
show Renovate or Rebuild. I have been
featured in countless Australian and
international magazines as an expert
voice in the Hamptons design world.
In 2017, I was commissioned to lead a
once-in-a-lifetime tour of the Hamptons
for fellow builders and leading publication
editors to truly explore and become
immersed in the Hamptons lifestyle.
On the back of my Hamptons
adventure, I embarked on a new
challenge: restoring my husband’s fifthgeneration homestead in rural Western
Australia. Now, the Hamptons Farm
Estate is famous in its own right and is
distinguished as a luxury destination
venue for weddings and functions and
as an elite haven of accommodation.
There is no doubt that our nation has
fallen under the crisp white spell of the
Hamptons, and through these pages I want
to indulge you and show you the beauty
of the Hamptons through my eyes, to
whisk you away to the exclusive coast with
sublime images and creative ideas. I will
give you the road map of how to, what to
and why to build these incredible homes.

T
he sheer mention of the Hamptons in the state
of New York, USA, allows your thoughts to drift
off to its pristine beaches, glamorous lifestyle and
exclusive parties. It’s a place frequented by New
York City’s elite and now you have the opportunity
to enter this dreamy world as I guide you through these
magnificent homes and open the doors to a world of endless
design possibilities right here on Aussie shores. This is where we
bring the Hamptons home. It’s more than a design; it’s a lifestyle.
These mansions of the rich and fabulous are renowned for
their beauty and detail from the onset. However, these homes
are more than just a house, they represent status, privilege
and your place in the world; it is the “I’ve made it” home.
These summer homes of New Yorkers are designed like
luxury resorts, with social calendars to envy. They entertain
exclusive galas and lavish cocktail garden parties, and are
the invites of the summer season. They represent not only
status, but an opportunity to rub shoulders with celebrities,
professionals at the height of their fields and even presidents.
The owners’ Manhattan residences are their day-to-day
homes during the working week, while their Hamptons
properties are where they escape the hustle and bustle of the
city to embrace an enviable coastal/country lifestyle. The homes
consist of numerous guest rooms, large-scale great rooms and
expansive outdoor entertaining spaces to embrace the summer.
Packing up their families and their household staff, owners live
and entertain in these beautiful homes for three months out of
the year. Party by night and beach by day — the perfect contrast
to the busy New York working schedule.
The Hamptons in pop culture
Pop culture has greatly influenced our love of the Hamptons
location and style. These homes were brought to our attention
on the big screen in 2003, with the classic Hollywood
romcom Something’s Gotta Give, starring Jack Nicholson
and Diane Keaton. The beauty of a shingle home grabbed our

It is no surprise that this list of interesting beautiful
locales, brimming with history, are in what is considered
to be one of the most stimulating places in the world
attention with its soft palette of blue and white striped rugs,
layers of linen and the Shaker-style kitchen. The way
the film captured these relaxed, stunning homes truly
captivated our imaginations.
From there, a whirlwind of stunning images started
circulating from the hit 2011 TV show Revenge — everyone
wanted to be Madeleine Stowe’s character, Victoria Grayson,
sitting in her wing-back chair sipping her afternoon wine
while looking out onto the white sands of her Hamptons
beach. It was this moment we all realised that our homes
could reflect these stunning scenes. If not in a mansion, we
could at least recreate the casual beach house aesthetic of
main character Emily Thorne’s (played by Emily VanCamp)
home, exemplifying the fact that this beautiful style of home
can be replicated no matter the size of the house.
Notable locations and properties
Over the years, I’ve had the privilege to both holiday and work
in the Hamptons, east and south and everywhere in between.
It can be both relaxing and simultaneously overwhelming,
with luxury retailers on every corner including Ralph Lauren,
Restoration Hardware and Aerin Lauder, as well as interiors
stores Serena & Lily, One Kings Lane and Hound Hill Design.
And, of course, there is the spectacular Gurney’s Resort in
Montauk for extra beachside appeal, while the opportunity
to sail out in Sag Harbor to glimpse at the grand residences
with their private beaches is one not to forget.
As for the homes, there’s the majestic estate known as Villa
Maria in Water Mill. It is owned by fashion brand Nine West’s
co-founder, Vince Camuto, and the restoration was designed
by my good friend, architect Andre Tchelistcheff. This landmark
property is valued at US$75 million (roughly AU$108 million),
and the craftsmanship and detail of the 2000-square-foot
waterfront home are absolutely breathtaking.
It is certainly worth the long bike ride for a glimpse at the
manicured lawns of suburban East Hampton, and to pop in for
drinks at the Red Parrot Bar and Grill, owned by singer Jon Bon
Jovi. Hidden in an alleyway behind the Ralph Lauren store, the
Red Parrot has been described as a “quirky, laid-back Tex-Mex
bar and restaurant”. You may bump into some famous faces
inside, including Martha Stewart, Renee Zellweger, Bill Murray,
Matthew Broderick and Sarah Jessica Parker, who are among its
regular patrons. Heading across Montauk, roadside lobster bars
are no rarity and are always full of hungry beachgoers.
If it’s a bit of history you crave, you can’t go past Grey Gardens
on Lily Pond Lane in the neighbourhood of Georgica Pond. The
house was named Grey Gardens for the colour of the dunes, the
concrete garden walls and the sea mist. It is famously known as
the home of mother and daughter “Big Edie” and “Little Edie”
Bouvier (portrayed in the 2009 film Grey Gardens by Jessica
Lange and Drew Barrymore), who lived together in increasing
squalor and isolation for decades. The Bouvier family was related
to former US first lady Jacqueline Kennedy Onassis.
It is no surprise that this list of interesting beautiful locales,
brimming with history, are in what is considered to be one of
the most stimulating places in the world. And on the following
pages, you’ll learn how to bring some of that world into your
Australian home.

Where it all began
BEFORE WE DIVE INTO WHAT MAKES A HAMPTONS HOME, WE MUST
FIRST REVISIT THE HISTORY OF THE REGION ITSELF
B
efore we drift away dreaming of how to create our
own Hamptons respite, let me share with you how
and where the enviable style began. East and South
Hampton are two of the oldest towns in the USA,
founded in 1648. They began to grow rapidly when
the rail line linked commuters from New York to the beachside
towns for summer vacations. Historically, the towns began
as a tiny English settlement, developing into an expanding
international resort in the 20th century, which we now know
as the Hamptons. Its namesake was bestowed by the British
in honour of England’s southern port city, Southampton.

Locating the Hamptons on a map is easy — a group of
towns all closely situated on the southwestern end of Long
Island’s South Fork. A cruisy three-hour drive from bustling
Manhattan, New York, or a mere 45-minute flight via
seaplane will land you in this coastal paradise. Alternatively,
you can channel your favourite Sex And The City character
and catch a jitney bus from New York. It is easy to drive from
one side of the Fork to the other in only a few hours, however
make sure you take your time to appreciate the beauty of the
Disney-like locations, and you’re likely to see Bambi greet
you as you drive by.

It wasn’t until the early 1960s that the simpler shingled
cottages would be transformed into elaborate mansions
During my 2017 trip to the Hamptons, I had the wonderful
opportunity to meet New York architect Gary Lawrance,
author of Houses of the Hamptons 1880-1930. In his book,
Gary explains that from 1880 to 1930, the original stunning
summer homes were anything but … they were isolated

farming and fishing settlements on the outskirts of town.
The townships were home to working-class farmers, built
with humble materials, but their design was influenced by
Georgian- and English-style manors as well as Tudor-style
homes, all white and constructed to withstand the rugged
location. You can spot these architectural influences in some
heritage buildings that still stand, with the roof structure
being a dead giveaway, and classic Dutch-inspired windmills
still dotted around the area. It wasn’t until the early 1960s
that the simpler shingled cottages would be transformed
into elaborate mansions.
On tour, Gary explores the streets and history behind most
closed doors. What strikes me is that a home built in the early
1900s has the same beauty and appeal as one built in recent
times. The biggest differences between them are the kitchens
— formally hidden from the home itself for staff quarters, they
too now embrace Shaker-style-profile door fronts, with kitchen
island benches in marbled Carrara wooing the ceramic butler’s
sink. The rooms are somewhat smaller in stature and heavily
detailed in darker-toned woods. The furnishings are in hues
of blue and white with rolled-arm sofas and oil paintings in
embossed gilded frames. These rooms could be mistaken to be
an older version of their newer counterparts even to this day;
the classic style will always stand the test of time.
UP FRONT
To be the proud owner of one of these homes will set you
back US$10million (roughly AU$14.5 million) to north of
a colossal US$100million (about AU$145 million). These
mansions sit upon expansive acreage on arguably one of the
most notable streets in the world. They are truly one-of-akind homes with no expenses spared — each complete with
a movie theatre and bowling alley, an Olympic-sized pool
with a pool house, tennis court and additional housing on
the estate. Encasing the beaches with no fences — or with
a dock if it is a bay-frontage property — they are a rarefied
offering, and the prices reflect that. When we refer to the
“I’ve made it” home, this is it.

DISCOVER HOW THE HAMPTONS STYLE WAS POPULARISED ON HOME SHORES
D
ue to our enviable climate, Australia is no doubt
a beach-loving nation, with many residents
insistent on living an outdoor lifestyle and
embracing everything it has to offer us. On
the home front, this lifestyle started with the
sprawling Queenslander that easily transitioned between indoor
and outdoor living with a wraparound verandah. The cladded
exterior walls with pops of white trim and beautiful balustrades
have often been given the moniker of classic Hamptons.
We have embraced the Hamptons look fiercely here in
Australia, in coastal, country and suburban areas. I believe
this surge in popularity is due to a number of reasons. First,
we have coastlines that scream for a Hamptons-style home to
be built upon them. Second, our climate allows us to entertain
both inside and out almost all year. Third, as a culture, we
are very house proud. A Hamptons home has become known
as an icon of personal achievement and status — it’s the “I’ve
made it” home.
It wasn’t long before we started to see these homes appear
on ocean-front properties and in the most affluent of suburbs.
One by one, this style began to dominate the real estate market
and may soon even outnumber the brick and tile homes so
common in Australia. Once the consumer became educated on
the value of a weatherboard home, we came to realise that not
only are they beautiful, but they are also incredibly practical
to create. The standout features of a Hamptons home are
profound, and no one is identical to another, however their
signature style is easy to identify while driving past.
The homes themselves are a masterpiece of craftsmanship,
from the external layered detail of the architraves and trims,
beaded windows and balustrades, the likes of which had
never been seen in Australia. Gone are the days of a straight
spindle railing, in its place we find the dramatic Chippendale
detail, which is a real showstopper. The proportions of the
home took a gigantic leap forward as we saw owners investing
in larger spaces, not smaller as we have in the past. Great
rooms with roaring fireplaces and grand mantles are the
centrepiece of the home. The grand staircase identifies itself
with a bulging newel post and gorgeous black and white steps.
Detailed walls of wainscoting were a rarity in Australian
homes until the Hamptons look became popular. Bathrooms
took on a hotel-esque style, adorned with statement mirrors,
wall sconces and feature wallpaper.
Long gone is the hidden-away kitchen, now it stands
proudly centre stage, having become the beating heart of the
family home. A butler’s pantry is now a must-have and these
areas are carefully designed to integrate around the living and
entertaining spaces. Huge windows lead your eye outwards
to the expansive backyard complete with a pool house and
flowering arbours. In appropriate climates, the hydrangea
is an eye-catching beauty, with hedges of magnolia and lush
lawns adorning the landscape. Every detail of a Hamptons
home speaks to your soul and beckons you inside — and out.

he Classic Hamptons style is where it all began,
it is defined by its ageless sophistication balanced
with refined relaxation. A Classic Hamptons home
demands your attention from the front door and
has mastered the flow of luxurious details all the
way through the house. Layered wall and ceiling mouldings such
as wainscoting and coffered ceilings are delightfully grand. Often
including intricate mouldings to add another layer of shadow in
every box, both wainscoting and coffered ceilings can be most
effective in an entrance, a great room or any other location that
calls for an awe-inspiring effect. Ensure your wall and ceiling
mouldings are masterfully blended with your skirting, cornices
and architraves, and consider pairing two neutral white hues
to contrast your mouldings from your flat wall surfaces.
A sweeping staircase should be the crown jewel of such a
home. With ornately carved newel posts, carefully designed
spindles and a black step with a white riser, this main feature
will garner a round of applause.
Cabinetry is key in any Hamptons home, and never more

break your look. Choose a crystal chandelier for a magnificent

and hardware in a polished brass or nickel, while over the
dining table should be a light designed with texture and detail.
A personal retreat that deserves proper attention is surely
the main ensuite bathroom. A must-have feature is, of course,
the bath — either freestanding or built-in with a marble top —
as it lends itself to the luxury of this home’s style. Freestanding
tapware that is practically jewellery for a wet area, clever
practical shelving and a stunning source of natural light will
create a space you will want to be in. Your vanity can be an
indulgent location as well, with double basins, grand mirrors
and statement wall sconces to enliven your daily self-care
routine. Floor-to-ceiling walls in a beautiful marble, perhaps
even with an in-built wainscoting design in the same marble
material, are other luxury inclusions.

pieces create depth. Sofas in a roll-arm design are as
comfortable as they are beautiful. The iconic Bobbin armchair
is ideal for statement seating with some custom upholstery in a

HAMPTONS STYLE IS MORE RELAXED THAN ITS HIGH-END TRADITIONAL COUSIN

nown for its deep navy blues and bold striped
designs, the Coastal Hamptons style is often
associated with a beachy blue and white aesthetic.
Depleted of the fuss of a classic home, its
simplicity is what has made it such a favourite for
homeowners. Pared back to simple lines with layers and layers
of white, this look may well be the 101 of Hamptons design.
The first step with styling a Coastal Hamptons house
is to identify whether you are drawn more to the nautical,
traditional, navy and white aesthetic or the fresh, laid back,
modernised coastal vouge.
The basics remain the same for both. The external linear

weatherboard in a soft grey with white trims is quintessential of
this relaxed-style home. Balcony balustrades in a simple spindle
or a cross design add that beach-house feel to the facade, while a
porthole window adds another nautical element to the design.
On the walls inside, Hardie Groove panelling takes the place

Coastal Classic
The Nautical Coastal style is iconic for its navy and white
palette and for leaning heavily into striped upholstery. Timber
furniture keeps the space grounded, while accents of rattan
make it fun. Linen roll-arm sofas dressed in deep navy with
contrast white piping are relaxed, deep and soft. Slip-cover
armchairs are a wonderful way to change up your looks
regularly without the cost of total reupholstery. Covers in a
blue and white pattern or in a solid colour and a stripe cotton
rug layered upon a larger jute rug for natural texture add
visual interest. A white console behind a sofa is always a prime
opportunity for vignette styling. Vignettes are comprised of
personal seashell collections, blue spined books, coral and

look continues indoors. Whitewashed oak and white furniture
are key staples to start with, while blonde rattan pieces keep
the space feeling cool and fresh. Soft linen sofas in a gentle blue
are essential to the homely atmosphere of a Coastal Modern
abode. Armchairs with a woven design are popular, adding a
warm rattan element. Jute rugs are an obvious inclusion, and
they may stand alone in the Coastal Modern home, rather than
being layered. Patterns are not a priority in the upholstery,
rather eco-conscious textiles are favoured. Materials used

he Hamptons style is not bound to a coastal
location. In fact, the original houses you’ll find
on the South Fork are of a beautiful homestead
style, usually sitting upon acres of farming land.
There is something about a country house that
brings new life into your soul. The air is cleaner, the days seem
simpler, the atmosphere is so homely that you never want to
go back to your real life! A Country Hamptons home leans
into reclaimed timbers and antique heirlooms, telling a story
of an era long gone but that echoes into today.
When you think of a Country Hamptons home, think rustic
timbers and wraparound verandahs. A barn-style pitched
roof is a must-have in a Country Hamptons home, along with
large windows to take in the surrounding rural landscape
and textured linen window treatments filter the sunlight.
Bifold doors open up and welcome the outside in, leading to a
sprawling verandah, not unlike the Australian colonial style.
A neutral warm white palette is where we begin with a
country home. Dark timber floors will bring old-world charm
throughout with a laid-back, no-fuss atmosphere. Mouldings
are pared back, and we see a combination of wainscoting and
Hardie Groove panelling on the walls. We see more wrought
iron and glass in the chandeliers for larger spaces like an
entrance or a great room.
A country kitchen may feature a collection of heirloom
cookbooks, hanging copper utensils, eclectic ceramics and fresh
herbs on its open shelves. Shaker-style cabinetry remains a
steadfast choice and a large butler’s sink is essential to complete
this aesthetic. Kitchen cabinetry can be painted in a soft greige
with a contrast of crisp white. While the general rule of thumb
is “don’t mix metals”, you can get away with it in a Country
Hamptons home. Its grander proportions mean mixing your metal
finishes can be a fun way to include some eclectic personality.

Black hardware with organic brass taps pair well together. Include
just enough of everything to create the right balance, and you may
find that on a large scale, it all works together beautifully.

I
t is easy to be inspired by a country garden — think
lush green trees, dainty flowers in pots-a-plenty and
rooms that would not be out of place if they were in fact
outdoors. The trick to a Country Hamptons home is to
bring that outdoor feeling inside, creative a cohesive
flow throughout. This is a welcoming home, with open doors
inviting the fragrances of the garden to fill each room within.
When beginning to style the living area, I always start
with a deep linen sofa, layering a neutral palette with pops
of warm caramel to complement the landscape. The aesthetic
of furnishings can lean either of two ways; a pretty country
look full of floral patterns and a pastel blue and green palette,
or a more masculine country vibe, with pops of leather in
the upholstery and monochromatic neutral colours.
Oak timbers dominate in the large furniture pieces, and
there is space for natural rattan to have its moment. Slipcover armchairs are forever beautiful and practical, with
washable and interchangeable covers for when you feel like
introducing a new colour palette. The design of chairs is
more traditional with roll arms and wingbacks, and we see
lots of plaid and gingham patterns mixed with soft florals
and pinstripes.
The Country Hamptons look is more casual than classic,
with books piled up on an island bench, in libraries and
sprawled across coffee tables. Baskets of wood for the fire and
knitted blankets, raffia shopping bags hung by the door ready
for a trip to the market add a sense of whimsical living.
When it comes to textiles for cushions and upholstery, I
have a rule of three: bring together a geometric, a stripe and a
floral print, again inspired by a fragrant garden. These three
patterns will bounce off each other, adding lots of interest to
your styling. I love to use colours that communicate with the
seasons, so in spring and summer, an addition of duck-egg
blues and eucalyptus greens brings a new fresh feeling to the
existing neutral base of layered linen in warm shades of white.
Comfortable outdoor living that you can spend hours
reclining in is key to a Country Hamptons home. The verandah
wouldn’t be complete without a tapestry of flora arranged in
vintage vases or topiary in terracotta pots. I love to use an array
of rattan chairs and sofas in plump outdoor-friendly fabrics,
clustered together for entertaining and sweet conversations.
My number-one rule: “bring the outside in” is reversed here
as the soft blues and fresh greens of the interior palette make
their way outside into the soft furnishings.

HAVE BECOME AN UNLIKELY COUPLE AS A YOUNGER DEMOGRAPHIC EMBRACES
A MINIMALIST AND MONOCHROMATIC ATMOSPHERE FOR THEIR HOMES
R
arely do we associate the minimalist modern
trend with beachy Hamptons, but this unlikely
duo is becoming increasingly popular. For those
who love streamlined surfaces, less fuss and
frills, yet still want to incorporate an elegance
that will last, Modern Hamptons may be right for you!
With this style, the exterior weatherboard look gets a
moody makeover when introducing a Modern Hamptons
home to the streetscape. A black or deep-charcoal palette is
emphasised with pops of crisp white in the trims and shutters
for a sensational contrast. There is less detail and a straighter,
square design for external features such as balustrades,
fencing and doors.
A Modern Hamptons home is all but void of colour, but the
interest and depth are introduced in the shades and tones of
a neutral palette. While incorporating a hint of the Classic
Hamptons style, the usual detailed half-height wainscoting
gets a simpler profile and is taken all the way up the wall, to
frame whole sections while still appearing minimalistic. Fresh
white walls and trims are best to contrast dark, almost black
timber floors, but if it is a little drama that you seek, a dark
and moody feature wall can be breathtaking.

with a black riser and handrail. It’s the clean lines and
simple details that categorise a Modern Hamptons home.
The “heart of the home” may be dark and moody or
light and bright — it all depends on your personality and
preferences. In a modern kitchen, we find sleek cabinetry
with integrated kitchen appliances hidden away and Carrara
marble benchtops with strong veins throughout. Tapware is
streamlined, a rumbled organic brass minus the glamour,
or a sleek matt black finish. Cabinetry fronts are simplified
with minimalist hardware to match, enhancing a masculine
tone. In place of the classic glass-fronted overhead
cupboards, you’ll find floating shelves of exposed timber
or wrought iron. Feature pendants over an island call for
subtlety, with clear glass shades and an antique bronze or a
matt black chain.
Bathrooms with encaustic tiles in a few shades of grey
can showcase some personality, paired with the staple white
subway splashback tile in a glossy finish. Frameless mirrors
on full-height marble walls and a statement pendant over
the freestanding bath in a natural texture or an organic

n a Modern Hamptons design, the colour palette
remains very basic in the living room. Blanc en blanc in
natural linen textures gives a subtle nod to the original
Hamptons look, while I encourage you to play around
with shades of grey. A restraint of colour is necessary
in this style to bring an almost retro feel to the room. For a
warmer alternative, neutral creams and caramels in fabrics and
rugs work wonders to bring a classic edge into bedrooms and
living rooms, introducing a coastal neutral tone that can soften
the harshness of the straight lines. Natural linens are softer to
the eye than harsh whites and is in keeping with the coastal
heritage of the Hamptons.
Contemporary black and white art on grass-cloth wallpaper
adds appeal as the texture highlights the walls, providing depth
and detail. This look is not ostentatious but interesting at every
glance. For a casual option, instead of hanging pictures on
walls, you can simply lean them up against a wall on the floor,
on a console or a fireplace mantle.
The living and dining spaces of a Modern home expertly
combines soft curvature with strong lines. A round dining table
paired with straight back, deep button upholstered chairs in a

calming greige velvet give off a luxurious atmosphere. In the
spacious living room, you can really start to play with the black
and white effect, with a middle ground of grey. Solid furniture
pieces in a Modern Hamptons home are substantive, using

Texture dominates over pattern as we remove almost all
printed textiles, save for a grey and white striped rug layered
over a larger jute. Velvet upholstery is best for cooler months
or for modern homes with a high-end feel, or if you are after
a more laid-back, minimal feel, linen remains the go-to
fabric. Textures of wool and bouclé in rugs and cushions work
wonders to compensate for the loss of printed fabrics. They add
a warm, textural element to sofas. Curved-back armchairs and
sofas with square-arm designs keep things simplified and soft.
If there is colour to be added, it is through ginger jars, vases
and a layered rug over a jute area. Gold accents are also used
to add sophistication, these appear in lamp bases, side tables
and frames that will talk together instinctively. Vignettes
include black- and white- spined books, gloss ceramic trays
and uniquely shaped vases, with an eclectic inclusion of tribal
accessories for texture and interest.

n the daily grind, we are all dreaming of our next vacation
to a balmy beach resort or a lush rainforest retreat. Rather
than just dreaming of travel, you can make everyday a
holiday by styling your home with the tropics in mind.
For a traditional, eclectic look, we take our inspiration
from the Bahamas, where the beach meets the tropics. This
look is full of character, fun and eclectic style, with a stunning
mix of tobacco rattan, pops of black and palm fronds swaying
in the breeze to create a casual sense of holiday bliss.
With open-plan living, this style can be transported to
almost any environment and it works best when the flow

of your home brings the outdoors in. From ornamental
plantation shutters to cross-style balustrades and lush
landscaping, a Tropical Hamptons-style home delivers
incredible first impressions.
This look has its roots in the Classic Hamptons, with
wainscoting, coffered ceilings and walnut woods, but can
be heavier and more layered than that. Coffered ceilings
now feature Hardie Grove inside the square with a smaller
moulding detail. Wall layers are created with simplified
wainscoting and vertical linear boards. Plantation shutters
adorn all the windows, with soft cotton sheers flowing in the

balmy breeze. Practically, a woven-raffia blade ceiling fan helps
keep a room cool while adding a layer of texture and interest.
Kitchens are pared back with a casual atmosphere created by a
soft off-white hue. A dark timber island with basket pendants and
brass hardware and taps are charmingly eclectic. For the cabinetry
door fronts, a rattan insert works well to enhance that tropical feel.
A geometric splashback tile, a strong-vein marble benchtop and
oversized woven pendants command a bold presence.
The bathrooms should similarly incorporate natural
textures. Opt for a rattan door vanity cupboard, or a timber
benchtop with brass hardware and taps. A small powder room
or bathroom space doesn’t mean it needs to lack personality —
Hardie Groove half-height wainscoting with a tropical mural
above can create the same effect, or an antique map framed in
dark bamboo over a bath is sure to be a conversation starter.

Tropical Hamptons home is where the beach
meets the Bahamas. This look is heavier and
more layered than its coastal counterpart yet
remains relaxed. Rattan pieces in a finish of
both tobacco and kubu grey should be littered
throughout the home in the form of footstools, lamp bases,
occasional chairs and coffee tables. White linen slip covers
over roll-arm sofas lay the foundation for a plethora of
patterns including stripes, geometrics and animal prints.
A pop of black on a neutral palette brings an element of
drama and unexpected glamour.
The colour palette can vary from a warm neutral base
with accents of olive to a fresh and vibrant green with pops
of black. This is where you can embrace animal prints such
as zebra or leopard, mixed with geometrics rather than floral
fabrics. Alternatively, to incorporate the coastal influence,
duck-egg green with warm caramel and tobacco rattans
make a fabulous combination.
While busy and layered, this look is calming, almost
meditative. Square-arm sofas dressed in natural linens, with
deep-walnut coffee and console tables add a hint of vintage
colonial. Furniture pieces made of cane and rattan keep that
Bahamian holiday feeling flowing from front to back. You might
wonder whether blue and white ginger jars belong in a tropical
home, and they certainly do, however they should be filled to
the brim with fresh foliage and palm leaves. A full-wall mural
depicting a luscious jungle landscape would pack a punch in a
small powder room or, for a traditional plantation look, add it
above white wainscoting to elevate a formal dining room.
We have seen a recent rise in the more modern tropical
look, modelled after Palm Springs, California. Light and
bright, with a touch of mid-century coastal, this take on
Tropical Hamptons is sure to bring that holiday at home
vibe. Blonde rattans, lots of white linen on jute rugs, natural
timber furniture and earthy accent patterns make up this
relaxing aesthetic.

E
veryone wants a beautiful, calming living room that
is optimally designed for relaxation, conversation and
exploration. Here are some key design considerations
for the all-important living space in the home.
Light and warmth
If you are designing a living room from scratch with a new
build, make the most of the natural light. The easy breezy style
of the Hamptons is enhanced by rooms flooded with light. A
bright room is welcoming and has a magical way of making
a space feel larger than it is. If you are fortunate enough to
have a gorgeous view, or a Hamptons-style verandah, consider
including glass doors — either French doors or bifolds — to
strategically invite the outdoors into your living space.
The ceilings of a living room should be a wow factor in and
of themselves. A pitched ceiling with VJ panelling ticks both

the coastal and country boxes while an ornate coffered ceiling
brings grandeur and sophistication to a space. A statement
chandelier over your living room will never go astray, but
ensure its dimensions are in proportion with the overall height
and width of the room. Something too small or too high is
sure to be lost, equally as a chandelier of enormous size would
overcrowd a smaller living room.
A grand fireplace is the perfect eye-catching feature for a
living room. It invites everyone to gather around on a chilly
night and offers endless styling opportunities on its decadent
mantle year-round. You may choose to highlight it with VJ
panelling up to the ceiling or clad it in natural stone for a touch
of rustic charm. You can choose from gas, wood or electric
heating options or you may design your fireplace to be double
sided, placed on an exterior wall, effectively doubling its
usability with your outdoor lounging arrangements.

Soft furnishings
From the ground up
Styling a living room begins from the ground up. A rug is a
must-have. Whether it be a layered jute with a cotton striped
rug on top, or a poly transitional rug, your living room is sure
to feel underdressed without one. Just as important, the size
of the rug should be appropriate to the size of the room and
the proportions of your main furniture. A 400cm x 300cm
jute rug is usually a good choice to commence with, allowing
for a layered effect with a cotton rug one size down. The
main rug should be just wider than your sofa, with the front
half positioned over the rug. The rest of your key furniture
should all fit within the boundaries of the rug, such as your
armchairs, with your coffee table centred, plus occasional
stools and side tables.

Choosing cushions and throws is where the fun comes
in and can be a highlight of your styling experience. We
are overwhelmed with options in flashy retail stores, with
new trends coming out every season and quality products
diminishing just as fast. While there is a place for cheap
and cheerful, that place is not a high-end Hamptons
home. Soft furnishings should reflect the calibre of
elegance that the rest of your home portrays. Invest in
your cushions, choose quality over quantity and truly fall
in love with the patterns and fabrics — then you’ll never
spend another cent on cushions again!
To ensure a beautiful result, use my rule of three: bring
together a stripe, a geometric and a floral. These patterns
together bounce off each other without feeling cluttered.
Your cushions should be in complementary colours, but
without the pressure to exactly match the shade of your
sofas. Blues and greens, blues and caramels, caramels
and greens, blues and whites … there are myriad ways to
coordinate a Hamptons palette.
Gone are the days of the perfect karate-chopped
cushion, now it is far more fashionable to give your
cushions a gentle pat in the centre for a more lived-in,
homely appearance. Similarly, draping a throw blanket
doesn’t have to be rocket science. Simply open it out,
grab hold of the centre and let the four edges drop, then
fling it onto your sofa and hold it in place with a cushion.

Whether you opt for a retail or custommade sofa, make sure that it meets all
the needs of your family and lifestyle.
Sit back and relax
Next, we bring in the big guns. Your sofa is such a crucial
choice, not only for styling but for comfortability. Make sure
you are able to sit in a sofa before purchasing it; feel the
depth, the seat support, the armrests and the texture of the
upholstery. If possible, having a sofa built from scratch to
your specific criteria is a worthy investment.
Those who have one swear by their slip-cover sofa. The
beauty is only beat by the practicality of having replaceable,
washable covers. Sofas are furniture items that become truly
loved and lived on by each family member — including the
furry ones — and the option to easily clean the covers is
becoming an essential for Australian families. Slip covers
also allow you to change up your look more regularly without
replacing the whole sofa. With custom-made sofas, having a
spare set made in an alternative colour allows for your sofa to
transition with seasonal styles. Contrast piping on the cover

is a designer touch that can rarely be found in standard
retail stock. Similarly, using a patterned or highly textured
fabric that is unique to your tastes is why custom upholstery
remains such a valuable service.
The shape of your sofa should be carefully considered
once you know which Hamptons substyle you are trying
to emulate. For classic, country and even coastal styles, an
English roll-arm sofa is ideal. With its distinguishable arm
design, this traditional sofa also offers a deep seat, tight back
and turned wood legs.
Moving on to individual seating, this is where your personal
and Hamptons style can have a little fun together. Armchairs,
sometimes called occasional chairs, are essential to the living
room. There is no wrong or right when choosing a pair of
armchairs, they can coordinate with your sofas or they could
be a standalone feature of their own, perhaps incorporating
a mixture of looks into your base style.

practicality and aesthetics. A coffee
table is an obvious essential, but what
type? If you have a modular sofa
with a chaise, a round coffee table is
probably going to work best to soften
the strong corners. If you have quite
a bit of space to fill, in proportion
with a standard 3.5-seater sofa, a
coffee table of significant weight
and material would help fill the
void. Most often, a rectangle shape
in oak timber suits, adding natural
texture and warmth to the room
and allowing tabletop space for
vignette styling to tell a story.
A console positioned behind a
sofa acts as a space divider between
open living areas and is useful for
not only storage but for more styling
space. Layer your favourite coffeetable books with some collected
shells in a pretty jar, a large table
lamp and a vase of fresh greenery
to elevate the space.
Side tables are always handy to
have beside a sofa and between two
armchairs. One could hold a table
lamp and a book you’re currently
reading or space for you to lay
your coffee mug down with the TV
remote. Side tables do not have to
match the coffee table, they can be
unique and eclectic. In a contrasting
material of rattan or brass, it breaks
up the repetitive white and more
white furniture we often see in
Hamptons-style homes.

t the start of a design process, you should
prioritise the areas that you want to feel the most
luxurious and special. The kitchen is usually
the number one space that receives the most
attention and investment, and for good reason!
As much as I personally prefer form over function, real life can
sometimes dictate design decisions. But I am a firm believer
that you can have both — practical and pretty can go hand in
hand. The ingredients of a Hamptons style kitchen have as
many essentials as your favourite family dinners.
Here’s how to get the look.
Benchtops and splashbacks
A Carrara marble benchtop cannot be beat. Originating in
Carrara, Italy, a pure white variation called Statuario has
been considered to be the finest marble since it was first
mined in ancient Rome. Carrara marble is dense and nonporous, making it durable and stain resistant to most kitchen
liquids, although not impervious to acid based spills like
lemon and vinegar. But with careful cleaning treatments and
knowledgeable owners, Carrara marble can be a functional
and beautiful choice to last a lifetime.
Splashback tiles are a great way to inject some personality
into your kitchen. A gloss white, hand-cut subway tile is
traditional and timeless. A Carrara marble in a herringbone
or a fish scale shape speaks to a modern and clean look. An
encaustic tile with a bit of colour would really show off your
individual sense of style.

Sinks, appliances and the butler’s pantry
A Hamptons home would not be complete without a ceramic
farmhouse sink. Also known as an apron or a butler’s sink,
this style extends over the edge of your counter just a little
and can be designed with either a single or a double bowl.
Resistant to hard knocks, scratches and stains, these sinks
are hardy and family-proof.
When incorporating the necessary appliances and cooking
features in a kitchen, thoughtful consideration should be given
as to how they can either be subtle or accentuated. Fridges and
dishwashers can either be on full display, integrated with
a cabinetry facade or effectively located in a butler’s pantry.
If your floor plan allows, a scullery or a butler’s pantry is

a worthy inclusion. Its purpose is to provide further space to
clean and prepare meals without cluttering up your kitchen
in full view of your dinner guests. With a smaller ceramic
sink, extraordinary storage for your plug-in appliances as well
as your dry foods — and perhaps even home to a secondary
dishwasher — the butler’s pantry promises to become a
valuable addition to your cooking routine.

Cabinetry and hardware
Shaker-style cabinetry suits almost every substyle, but the
colour comes down to personal taste. Two-pack painting is the
expert choice for high-traffic cabinetry that may incur bumps
and slams, such as to be expected in a kitchen. This involves
mixing an acyclic paint with a hard poly-isocyanate resin
together to form a strong, high-quality finish.
Cabinetry hardware is like jewellery for your home. Adding
some glamour, handles and knobs can accentuate the final
feeling of your kitchen. Drawers most often are home to a
half-moon pull handle. A porcelain drop handle in a Victorian
design is also a very Hamptons choice. A simple knob is
enough for overhead cupboard doors, but there are a variety
of profiles to choose from.
Tapware and finishes
There is no shortage of incredible designs in tapware these
days. Goosenecks, T-bars, wall mounted, bench mounted,
pull-out spouts … the options are endless. A classic Englishstyle design never goes astray in a Hamptons home, with
porcelain handles elevating that timeless appeal. Aside from
your obvious main sink taps, other taps that you may consider
include a pot filler over your hotplate, mounted on the
splashback to conveniently fill your pasta and stew pots, bar

taps for your entertaining area, a filtered water tap or a ZipTap
with boiling, chilled and sparkling water all at the touch of a
button, and a kitchen mixer for your butler’s pantry sink.
Dominating the classic style but suiting almost any, polished
nickel is the superior choice for tap and hardware finishes.
Warmer than chrome, and oh-so easy to care for, polished nickel
finishes will make your kitchen shimmer with opulence. Brass is
an excellent choice for modern homes seeking a bit of pizazz, or
for country homes that are after an old-world style. It comes down
to the finish of the brass as to which suits your style best. Polished
Brass is shiny and golden, whereas Antique Brass is a low-luster
finish leaning a bit darker in tone. Matt black surprisingly seems
to suit a number of substyles also, with its satin powder-coated
finish. Like adding elegant earrings and a striking necklace to your
outfit, applying any of these finishes to your hardware and your
taps is an excellent way to elevate your kitchen.
Fear not to mix your metals, a combination of two of these
finishes doesn’t necessarily promise a clash. With thoughtful,
spaced out design, a polished nickel tap against matt black and
porcelain handles, with antique brass in the pendant lights all
work together tremendously well. The trick is to ensure there
are other inclusions of these finishes throughout the home,
tying each one back to another and creating a conversation
between these finishes in different zones.

he Hamptons lifestyle is about both luxurious
and laid-back living, and entertaining becomes a
big part of this. The dining room is where we host
dinner or sit with family over a main meal and
catch up on each other’s lives. It’s an important
part of the home and deserves special attention. Here’s what
to include in yours.
It would be smart to upholster the chair seats in a highly
durable fabric that is easy to clean and stain resistant.
Never miss an opportunity to add a pendant. Feature
lighting creates ambience, enhances the aesthetics and
communicates the tone of your home. Finish this space off
with some textured placemats, beautiful plates and coffee
mugs and a bowl of fresh fruit.
Breakfast dining
Formal dining
The humble breakfast nook has surged in popularity lately,
with brunch a favoured meal — and pastime — and homes are
now being specifically designed with more family-orientated
breakfast zones in mind. Often smaller and with simple,
comfortable chairs or a built-in bench seat, the breakfast
nook becomes one of the most used spaces in a family home,
rivalled only by the kitchen island.
Begin by assessing the space and how it can best be utilised.
Can the nook accommodate a 1.8-metre round table or will
a thinner oval-shaped table fit better? How many people in
your family do you need to seat? A built-in bench or a narrow
sofa might be perfect for younger children, and no more
than a few single chairs around will keep it feeling cosy.
Family dinners, parties and celebrations and seasonal holiday
banquets call for a gorgeous dining experience. If space allows,
a three-metre-long dining table is sure to accommodate a large
gathering. Dining chairs may be more formal and elegant in this
space, with luxurious button back upholstery and grand Carver
chairs at either end, also known as the King and Queen chairs.
With an oversized table, a long, linear pendant or even
two mid-sized chandeliers in a gorgeous nickel or brass
would perfectly set the mood for an intimate and lively feast.
Bring out the good china for events such as these, polish
the silverware and shine the crystal, then layer it all with
gorgeous linen napkins, a plethora of fiery candlesticks and
vases of fresh greenery picked from your garden.

Outdoor dining
Holiday homes in the Hamptons were traditionally an escape
from the city for wealthy New Yorkers, built with an emphasis
on effortless entertaining and for spending quality time with
loved ones.
Channel this intention by building your outdoor space with
socialising in mind. It can be as simple as setting up an alfresco
dining area and BBQ or a more elaborate outdoor kitchen with
a bar. When designing a Hamptons-style outdoor space, having
somewhere to host dinner and drinks is key.
With our Australian indoor-outdoor lifestyle and gorgeous

the floor tile up the wall to the ceiling, or a totally different
tile design may tickle your fancy. Subway, fish scale and
herringbone are obvious choices suiting almost every substyle
under the Hamptons banner, but modern homes see a more
dramatic look, with large slabs of marble and minimal grout
lines for a seamless effect. A Moroccan mosaic is an alternative
tile pattern that is both subtle and extravagant.
If you choose not to tile every wall from floor to ceiling, you
still have some gorgeous design choices remaining. Hardie
Groove Lining from James Hardie is a type of VJ panelling that
gives the look of tongue and groove timber with the durability
of fibre cement. Unlike timber or craft VJ panels, Hardie
Groove won’t shrink or swell with exposure to moisture and is
ideal for use in wet areas as a feature wall and as a splashback
above your vanity.
We sometimes see wainscoting in bathrooms also to really
accentuate the classic style. A gorgeous wallpaper above can
communicate your individual style and make each wet area
feel entirely unique. Another wall combination optimal for
a coastal home is using VJ panelling to half height with a
lovely dado rail moulding finishing off the top, and grass-cloth
wallpaper to the ceiling.

border and a unique pattern within.

n yesteryears, bathrooms have been overlooked and
undervalued spaces, often cramming too much into too
little. But nowadays, our bathrooms have become our
own private oasis, a well-designed escape and a must
have luxury for old and new homes alike. Wet areas are
usually the first to get a renovation makeover, seeing as how
they often hold the most dated elements of style from eras
past. Bathrooms have become the key space to create beauty in,
where pretty can really pack a punch while still meeting all the
practical requirements.
With new builds incorporating three, four or more
bathrooms and powder rooms into their floor plan, each wet
area can be designed with similarities and selections that speak
to each other from either end of the home, while maintaining
some unique qualities, ensuring each space is equally
unforgettable. Here are some design element to consider.
Timeless tiles and walls of wonder
The tiles you select for your bathroom are ever so important.
These are not an easy or cheap item to replace, so make sure
your selection will remain elegant as your personal style evolves

For a full family bathroom and a main ensuite, a double basin
vanity with lots of bench space is essential. A pedestal vanity is
a great way to make use of limited space in a powder room, as
will a minimalistic wall-mounted basin.
Tying in Carrara marble benchtops from the kitchen, you can
then select an undermount basin or a feature vessel basin that
sits upon the benchtop. In a Modern Hamptons home, you may
opt for an integrated sink that is made from concrete or stone
for a seamless look.
Traditionally, we see hob-mounted vanity taps (meaning it
is installed directly into the benchtop surface) for a visually
appealing finish. Wall-mounted taps maximise your bench
space while appearing stylishly modern. Consider the distance
to your basin and your preferred neck shape to decide which
fitting is right for you.
Frameless shower screens will not distract from the
glamourous jewels that are your shower head and tap. A
handheld shower head is a regular addition to the usual set,
and in Classic Hamptons homes we see beautiful porcelain
handles make a statement in the tapware.
As in the kitchen, choose a tapware finish that speaks to
your individual Hamptons style. If you are thinking of mixing
metals in a bathroom, matte black with polished nickel or
chrome are always a great pairing.
Creative cabinetry and storage
It is the constant struggle of every family to have enough storage.
Never is this truer than in a bathroom, where the footprint
is limited and so many things demand significant space. A
thoughtfully designed vanity should alleviate your storage woes
and inject design elements sure to be the envy of all.

A Shaker-style door profile is the go-to choice for a
Hamptons home, and a combination of cupboard doors and
drawers makes sorting your bathroom products a breeze.
Colour is key here, setting the tone for the atmosphere you
want in your bathrooms.
Are you aiming for classic and calming? You can’t go wrong
with an off-white. Are you more coastal inclined and little bit
fun? Play around with different shades of blue. Maybe you
appreciate an organic country aesthetic more? Then oak timber
is for you. Modern-leaning millennials may elect for a dramatic
black vanity or a white-on-white look. And if you want that
tropical feeling, a warm walnut wood with faux bamboo
framing would look extraordinary.
If you’re looking for vanity door fronts that are equally chic
and visually interesting, other designs include rattan inserts,
a Chippendale trellis, a VJ like linear groove pattern or reeded
timber. Repurposed consoles or buffets sometimes get a new
life acting as a bathroom vanity, sure to take your breath away
every time you see it.

or undervalued — they could make or break this space. A
gorgeous mirror above your vanity is a like a crown on the head
of this regal room. We see a lot of frameless mirrors in a variety
of circles, arches and rectangle shapes, but it is so much more
special to see brass or bamboo framing your reflection. A nickel
porthole mirror is a great option for coastal bathrooms or even
a frame upholstered in luxurious velvet to coordinate with the

reating bedrooms for my clients is always such a
pleasure, as I relish the thought that this room
is to become their personal oasis and private
retreat. While your personality should of course
shine through, there are key practical elements to
consider, as well as those that marry form and function. Here
is our guide to creating your ideal Hamptons bedroom.
First, the furniture
Begin with the style of furniture you want for your bedroom.
If you are yearning for a luxurious retreat, choose a buttoned
headboard, upholstered in velvet with a scalloped design.
For a relaxed coastal atmosphere, a rattan or a linen bedhead
both make excellent choices. Then you bring in a pair of
bedsides, don’t feel that these have to match your bedhead
or even your bedframe. Incorporate an oak or a white wood
for a traditional look, or a rattan piece in tobacco or black for
a tropical retreat. Consider how much storage you require,
whether you like open shelves to store your nightly reading
or drawers to hide away your personal items. Style with a
beautiful table lamp, a vintage clock and some fresh flowers.
Chests of drawers can be a great feature while also being
practical, they offer an opportunity for gorgeous styling. Hang
an inspiring piece of art above and layer with your jewellery
box, a tray of your favourite fragrances and vignettes that
make you smile. If you have the space, an occasional chair
can be a worthy addition. Paired with a tall floor lamp for
ambient lighting, a ceramic stool that acts as a side table,
while being space conscious, and some of your favourite
cushions to relax into.
When you have chosen your main furniture pieces, then the
layering can begin. A simple quilt in a white or neutral tone
is a great base for your bed linens. Ensure your duvet is plush
and fresh for a luxurious look. Add textures onto the bed with
a velvet or satin coverlet, folded at the bottom half of the bed
for another layer.
Position your usual bed pillows and large European
cushions, in a satin or a silk cover for the ultimate feeling of
comfort against your skin. Patterned cushions are fun to play
with in a variety of sizes. A trio of 50cm x 50cm cushions
are a great next step after the European pillows, and a long
lumbar cushion in front of them all plays with heights and
lengths. I’m sure most husbands would disagree, but the more
cushions on my beds, the better!
A Hamptons bedroom doesn’t quite feel complete without
an end-of-bed bench. If space allows, this bench is so helpful
for dressing down at the end of a big day, or as convenient
spot to sit and put on your shoes each morning.
A dainty pendant in the centre of your room would bring
your eye up and provide a lovely ambience in the fading
sunlight. A touch of crystal for the more traditional homes
would elevate a bedroom, a coastal retreat may find rattan or
beaded designs more to their liking.
Finally, but really to be installed first, a gorgeous wallpaper
that ties in the colour palette of your bedroom is essential.
If you have other wall layers like wainscoting or panelling,
wallpaper from a half height works just as well. At the
Hamptons Farm Estate, we were delighted to create a custom
wallpaper of soft sage tones and cool blues in a divine peacock
pattern, that evokes a calming environment.

to consider when designing your outdoor living
spaces, not just aesthetic, but also concerning durability,
maintenance and selecting materials to withstand the weather.
Here’s our guide to what to look for.
Indoor-outdoor flow
Create a laid-back ambience by focusing your design on the
flow between your indoor and outdoor spaces and effortlessly
blending the two together. A sweeping verandah is the
hallmark of a Hamptons-style home and new builds almost
all feature a generous alfresco. These are welcoming spaces
that encourage long summer evenings spent outside. Luxury
is amplified with private access to the verandah or a secondstorey balcony from the main bedroom.

soaking up the sun calls for very comfortable seating. Rattan or

an excellent material for semi covered locations. Upholstered

easily in the sun without losing any fullness of colour. Dressing
your external living areas with furnishings that can be exposed
to the elements without worry adds to the true relaxation felt in
a Hamptons-resort style home.
Of course, you should never miss an opportunity to hang
a gorgeous pendant and this is an excellent way to zone your
living and entertaining areas under a verandah or alfresco.
Layer your lounge arrangement with outdoor rugs, potted
plants and ceramic stools as well as an array of citronella
candles clustered together on rattan trays.

Building the ultimate pool is one of the best ways to make
the most of your environment and increase the socialisation
within your Hamptons home. A pool capitalises on our
long summer weather and is a must have for fitness and
fun enthusiasts alike! If you are not located on a beachside
property, then this is the best way to bring the waves to you!
Key elements to consider when designing a Hamptons
style pool are:
The shape and size. If you are fortunate enough to have
a large block, or if you have to be a little more space
conscious, it is worthwhile considering exactly how much
room you want your pool to occupy. Remember to factor in
any plans for lounging furniture and for the storage of your
pool toys and cleaning supplies. A pool house is the best
way to take care of all that.
Space for poolside socialising. It is never just about
the pool itself, but about who you want in and around
it! An instant magnet for the kids and a lovely respite
for your family and friends, you will be sure to spend
countless hours by the pool. Consider seating and dining
arrangements and if space allows, a built in BBQ or
outdoor kitchen along with a bar will not go unappreciated.
Durability and safety. The practical considerations of your
pool selections are very important. Natural stone is an
excellent option for its hardwearing surface that is slightly
less slippery than tile, as is wood fibre decking. A pool
cover will conserve your water from evaporation and help
prevent leaves and dirt from making their way in when the
pool is not in use. Pool fencing requirements will be set
by your local council and should be closely monitored for
compliance and ultimate safety.

can provide beautiful respite from the sun on a hot day.
Incorporate large shady trees into your landscaping for natural
shade and consider building a pool house. They double up
as a changing room to get in and out of swimwear, as well as
storing outdoor furniture during the winter months.
Finishing touches. After ticking off the main features,
you can start to get creative! Highlight the architectural
elements in your pool’s design with under water lighting and
other water features. As well as being oh so pretty, lighting
offers safety when using your pool after dark allowing the
enjoyment to continue well into the night.

BUT SHE STILL HAS MANY YEARS AHEAD OF HER.

f sailing into the sunset and gliding past some of the
most exquisite waterfront homes in the world is on your
bucket list, then boarding Kelpie the yacht will help
you tick that box.
Captained by Shannon Carleton, the stunning Kelpie
calls Sag Harbor in New York home. Shannon has been sailing
around the world for the past 22 years and she came across
the Kelpie in Spain. “I love the details, all the wood, the glossy
varnish, the polished bronze. Even with all the maintenance that
she comes with, I wouldn’t trade her for the world,” she says.
“There’s something very magical about Kelpie. There is an
energy aboard. Part of it is that she’s almost 100 years old,
and so she has a story to tell. You can feel that.”

In true captain style, Shannon lives on her yacht. “I’m here
in the summer, and then I sail to Charleston, South Carolina,
in the fall and live aboard there as well.”
As for Sag Harbor being Kelpie’s home port, a lot of it has to
do with how protected and sheltered the bay is. Shannon can
always find a leeward shore, even in the worst of storms. “I’m
absolutely in love with the village!” she says. “I’m a small-town
girl, and I love how close-knit the community is here.”
When she isn’t acting as skipper, Shannon loves spending her
time in New York’s Montauk. While it is only 30 minutes from
Sag Harbor, it feels like a whole other world. “When I find myself
needing some land time, that’s where I go. Sometimes just to
lay by the pool and enjoy time with my family, other times I surf

with my Montauk friends — but I never leave without a visit
to Navy Beach for my favourite salmon tartare!” She at times
retreats to a large home overlooking Fort Pond Bay in Montauk
where her extended family gathers together for the summer.
“Visiting my family is the closest I come to land life.”
There’s so much nature in the area and as a guest aboard
the Kelpie, you can sail out to Gardiners Bay, passing the bluffs
off Barcelona Neck to starboard, with the Mashomack Nature
Preserve off to port. You can alternately take the north channel,
where you have the nature preserve off to starboard and the
beautiful waterfront homes off to port on the Northaven side.
Sailing in the summer months is an ideal time to see the beauty
of the harbour itself and the homes beside it.
For Shannon, living in the Hamptons is a very special
feeling. “Entertaining guests in my home is what I love to
do! Most of our guests have been sailing with us for years, so
welcoming them into my home feels very natural to me,” she
says. Shannon likes to create an experience for her guests when
they are aboard the yacht, defined by gourmet lunches, wine
and lots of fun. “The other part is my crew, who complete the
experience just by being who they are.”

F
ourteen years ago, Australian couple Sasha and
Oliver Benz moved to New York City for work. Sasha
was a stylist at the time and while on a visit for New
York Fashion Week, she fell in love with the energy
of the city that never sleeps. After seven years in
NYC, an incredible opportunity arose for Sasha to work in
Montauk, so she and Oliver threw their lives into a storage unit
and committed to a year out east. “Oliver was booked to DJ and
we loved the lifestyle afforded by the beach, surf and music.”
Despite having already been regular tourists to the
Hamptons over many long weekends, they realised it is so
much more than just a seasonal vacation spot. The pair were
surprised to discover a wonderful local community, both in
business and in the families who have settled there. “It felt so
close to what we knew growing up back home, but with the
greatest city in the world only a drive away.”
Being able to experience both the high and low seasons of
the Hamptons, Sasha and Oliver say it is magical to live there
year-round. In summer, the town comes alive, with people from
all walks of life exploring the music, culinary scene and events
that explode on any given weekend. The peaceful off-season
sees the tourists depart and everything slows down, giving the
locals the opportunity to really enjoy the elements that the
furthest town east of NYC has to offer.

Sasha is owner of Wyld Blue, a boutique store offering
homewares, children’s clothes and women’s fashion. Named after
her eldest two children, Rythym Wyld and Baybi Blue, Sasha’s
store encapsulates the feeling of endless summer, rich in texture,
unique items and curated neutral tones with accents of gold. The
boutique is situated on the 40,00 sqft second level of Main St in
Montauk. With exponential growth, Wyld Blue’s second location
in the centre of Aspen, Colorado, was opened in 2020. Most
recently, Sasha is proud to launch a third Wyld Blue boutique
space on Bleecker St, NYC, with offices and a studio in the back.

Oliver is an artist and music producer and DJs for highprofile events around the globe. Together, they raise their three
beautiful kids, Rythym, Baybi and Haze, while balancing family
life, work and play. Their working week is filled with admin and
heavy lifting, but they quickly transition into a fun weekend
mode of hosting friends, attending events and spending quality
time with their kids. “Oli and I bought our home when I was
pregnant with our middle child Baybi and we have slowly
worked hard at turning it into our dream home where we can
host friends and offer all the fun activities,” Sasha says. “Oli is

the biggest kid I have, so our house is an adventure zone — the
doors are always open with kids and adults running in and
out of the pool, playing on the soccer field or the basketball
court or on our new skate ramp.” With their own families
being so far away, in Australia, the Benzs have welcomed in the
neighbourhood as their extended family.
“It is amazing the versatility of what each town can offer,”
Sasha says of the Hamptons lifestyle. “You can spend the day
on a fishing boat and end up at a high-end cocktail party that
night. Or you can spend the entire day at the beach and end up
sitting at a cook-up around a fire with a drum circle, watching
the sun go down. Or you can listen to a world-renowned artist
play barefoot on the sand.” For Sasha and Oliver, the local vibe
and rich sense of community and history makes Montauk a
great place to bring up kids.
There are a lot of mum-and-pop shops, very few corporate
chains and no high-rise buildings. That authentic small-town
feel has very much been maintained.
Having made the trip many times before settling down
roots, Sasha has some advice for incoming tourists and visitors:
“Driving out at the right time from New York to the Hamptons
is key, as driving at peak time can double the length of your trip
and ruin the start of your weekend plans.” Sasha also notes that
accommodation is extremely costly, typically being booked out
months advance, so it is crucial to plan ahead early. “It is a little
bit cooler out east in the evenings than in the city,” she says.
“That ocean breeze can sometimes surprise people at night.”

n the heart of East Hampton village on Gingerbread Lane
blooms a place unlike any other. East Hampton Gardens
is a homewares and garden retail store, complete with
a floristry boutique, offering visitors and locals alike
beautiful floral and landscaping products and garden
design services.
When it was announced that the original owners, Carol and
Brian, were retiring, fashion designer Michael Giannelli knew
the opportunity to purchase this store was fated, aligning with
his milestone 50th birthday. Michael was thrilled to take on
a new project overhauling East Hampton Gardens, with an
established elite clientele including Martha Stewart, Ina Garten,
Victoria Hagen and Charlotte Moss.
The East Hampton Gardens store has a nostalgic atmosphere,
filled with homewares that have an aura of approachable luxury.
The store offers a stunning range of serving wares for outdoor
entertaining, such as Italian acrylic glassware that’s as durable

as it is beautiful. “I love entertaining — whether in the garden
or in the home — so we have a lot to offer in that category,”
Michael says. “Great new napkins, tablecloths, placemats,
napkin rings, glasses, and bamboo flatware. We also have
barware, Christofle silver pieces and William Yeoward crystal.”
As a devoted customer of East Hampton Gardens for 20
years himself, Michael knew that he could elevate the brand
with a quality renovation of the store and the grounds. “The
first step was the rebranding of the store and changing the
logo,” he says. “Our signature is a navy and white stripe with
a Kelly green ribbon.” Michael’s interior design team added
beautiful wallpapers and details to the store, inspired by Palm
Springs. “We used white bamboo etageres, brass tables and
stone garden tables as the fixtures for the shop,” he explains.
Michael is passionate about the shop’s services and
products as much as the grounds of the nursery. Michael
describes his landscape style as a perfectly imperfect English
garden but with structure. His favourite foliage includes
boxwood and topiary hedges, and the fragrant blooms of
peonies, roses, lilac and camellias. “I have an old-fashioned

take on gardening,” he says. “I love a formal parterre, a knot
garden and I love to establish garden rooms.”
Michael predicts a timeless trend of neutrals in a coastal
way for spring and beyond. “We have some really great pieces
that can add a coastal feel to your home but we love to mix it
up with some more colour and prints.” Michael also foretells
of more deliberate dining experiences becoming the focus of
our entertaining at home. “During Covid, everyone became
very casual and comfortable. Now people want to entertain,
get dressed up and celebrate the everyday.”
East Hampton Gardens always has a delightful assortment
of fresh and faux florals to choose from, with weekly floral
styling services offered and arrangements available for intimate
luncheons, exclusive soirées and weddings. When offered the
choice of decorating for anyone, anywhere in the world, Michael
confidently and excitedly knew who and where his picks would
be: “I would love to decorate a summer table for Marie Antoinette
at the Petit Trianon [at the Palace of Versailles, France]. Loose
romantic flowers, lots of candles and all of that fabulous silver
used outdoors in the gardens would be spectacular.”

hen you think about a summer in the
Hamptons, images of luxurious homes
overlooking the ocean, beautiful garden
parties and fabulous people come to mind.
As the founder and editor in chief of
KDHamptons: The Luxury Lifestyle Diary of the Hamptons,
Kelli Delaney Kot is truly the “queen of the Hamptons”. She is
renowned for her garden parties, beautiful Instagram images
and enviable lifestyle.
Entertaining is Kelli’s calling card and she left NYC behind
to move to the Hamptons 11 years ago when she married her
husband, Dr Mark Kot, who owns a medical practice there.
Located on the east end of Long Island, only one-and-a-half
hours from Manhattan, or a mere 40-minute helicopter ride,
if you’re so inclined.
The Hamptons is often referred to as the American Riviera,
but this isn’t a sleepy little beach community. It is a dream
destination with an interesting combination of people —
writers, artists, top chefs, surfers, farmers, Hollywood actors
and finance moguls. The landscape is equally unique, with
rolling farms just minutes from breathtaking ocean beaches.

flowers, lavish tabletop decor and a great guest list. All of these
should flow seamlessly together to create an unforgettable
night. “I prefer to host more intimate, casual dinner parties
where I can spoil my guests with decadent details, and they can
relax and mingle,” says Kelli. “I never have formal, fussy events.”
Hamptonites want to have fun! Nobody wants to be stuck next
to someone they don’t vibe with. Keep it casual and let guests
sit where and with whom they choose. Kelli’s tablescapes always
have a theme, either in terms of colour, pattern or trend. “I love
to plot a fun party trick — last summer, I hosted a baby goat yoga
party in my rose garden, which friends are still giggling about.“
One of the many rewards of being a Hamptons home
gardener is that Kelli basically has her own floristry in her
backyard. “Our property is hugged by rows of blue, white and
pink hydrangea — 120 to be exact — and my parterre garden
is full of peonies, roses, lupine and lilies, which can all stand
alone in arrangements or complement each other in a mixed
bouquet,” she says. Kelli rarely uses glass vases for arrangements
and instead opts for porcelain ginger jars or vintage china that
she has collected from Hamptons antique stores and estate sales.
“When I first moved to the Hamptons, I dove into researching
garden design, flowers and plants to see which suited my style.”
It takes years to cultivate a gorgeous garden so manage your
expectations if you are a budding gardener.
Kelli recently co-hosted the 2022 HOT LIST Party with LUX
LIFESTYLE magazine founder and editor in chief, Colleen
Guilfoile Richmond. HOT LIST award winners and guests
came together to celebrate as they meandered through her
flowering gardens toasting sparkling wine from Franciacorta
and chilled rosé by Hamptons Water. “I love to write new
features about interesting people, places, products and home
design/garden trends in my columns for Hamptons Real Estate
Showcase and for gorgeous, glossy magazine LUX LIFESTYLE
for which I am editor at large.” Kelli’s Instagram is famous for

or some, living overseas and moving around
regularly is an enviable lifestyle, one that forces you
to learn how to make the most of your surroundings
and how to make a rental feel as much like home as
a privately owned property.
Australian expats, Nina and David, along with their
daughters, India and Poppy, have lived this freelance lifestyle
for more than 20 years. Nina’s career began in investment
banking in Sydney, and eventually led her to the high-octane
arena of foreign exchange in London. Long work hours and
client entertaining soon became the norm. As a result, Nina
knew that her home must cater to her demanding lifestyle and

that it should be a place she could rest and recharge. Early
on after moving to London, she made the decision that any
household items would also move where the family moved, so
that wherever they lived, it would always feel like home.
Nina has always been the kind of woman who would rather
spend money on home decor items rather than on a new dress.
With a young family, her home became her retreat. “This is
how I fell into the world of interiors,” she shares.
“I still have a beautiful console table from contemporary
French designer Catherine Memmi purchased in 2002 and
an antique mirror that sits in my study, which was a gift from
my parents 25 years ago.”

Currently, Nina and her family reside in Singapore, where
the black and white houses are owned by the government and
residents are allowed to make changes and improvements to
the interiors but not the structural design.
Her open-plan home feels modern and fresh with a unique
tropical plantation atmosphere. With a grounding of white, the
home beautifully balances pops of navy and white stripes. With
three homes dotted around the world, Nina keeps her aesthetic
consistent, each one feeling like a continuation of the last.

White tiled floors are softened with the simplicity of jute
rugs sprawled in every room. Nina’s says her style is an
emphasis on comfort without skimping on style. “All our homes
use natural flooring to add texture and to make the home
feel more relaxed,” she says. Being considerate of Singapore’s
humid climate, Nina has always used fabrics that can be used
outdoors, making her furniture durable for everyday living
with her children and their family’s two beagles.
Nina’s other homes are situated in the bustling centre of
Sydney and in the calm northern beaches, bringing Nina back
to her Australian roots. With these two properties, her family
feels like they have the best of both worlds.
Nina always takes command of the interior design. “My style
is effortless, textured and layered,” she describes. “I like my
homes to be comfortable, a place that you can be 100 per cent
yourself rather than it feeling like an interior showroom.” Nina
prefers to have a natural canvas to start with, layering with
texture and colour for a timeless look. All her homes maintain
the similar theme of coastal Hamptons style while adapting to
their natural surroundings. Starting with a white base, Nina
uses nautical striped fabrics in navy and white, then creates
zones with large furniture pieces in white and oak that are
simple and pared back. Her less-is-more approach allows the
light to play throughout her home, with colour dotted around
in the form oversized art, beautiful coral and shells.
“I invest in fabrics that are durable for both the climate and
foot traffic, hence my tendency to use jute and abaca fibre rugs,”

Nina’s love for simplicity and serenity is consistently

O
n looking back at the mess that we walked into,
I am not sure what it was that sealed the deal for
us. Maybe it was the dolphins bouncing out of
the marina waters on cue that took our breath
away or the vision and potential that I could see
that this home with great bones had. This was to be my own
family Hamptons haven.
It was a typical 1980s home with a sunken loungeroom, iron
balustrade, a mezzanine floor meant to look like it was bigger
than it actually was, a wood-veneer kitchen with round pillars
and an angled L-shaped granite bench. Oh, and I must make
mention of two particular design disasters: one, the green and
apricot paint throughout, and two, the wall that blocked off any
decent view of the marina. It has to be one of the most terrible
designs I’ve seen in all my years in the industry. There was also
a wall with tiny windows overlooking the magnificent blue
water of the marina — it had to go!
I was certain my vision for this home could and would come
to fruition. Step one of the renovation was to fill in the sunken
lounge and knock out the small planter nib wall, levelling and
enlarging the space for a grander entrance. Secondly, we rebuilt

Post transformation, this house became instantly iconic
when Hamptons was barely a blip on the radar in Australia
the staircase with a classic newel post with black treads and
white risers. We extended the mezzanine to create a lounging
area with a more thoughtful design. Moving throughout the
home, we knew that a cohesive flow from the front door to the
back was integral. I commissioned the design of a custom front
door, inspired by one I had seen in South Hampton, in a black
timber frame with glass and wrought-iron detailing, ensuring
wow factor from the moment people arrive.
I knew that the true hero of this home would be the view of
the marina, and I wanted to be able to appreciate it standing
almost anywhere. By reworking the kitchen and alfresco, we
were able to enlarge the space for living and entertaining and
open up the home to the relaxing ocean breeze.
With walls knocked down and warm wood flooring being laid,
the choice to add in bifold doors to the alfresco was an obvious
one. Giving those green and apricot walls a white makeover and
adding Hamptons-style white shutters were the final touches
needed to transform the existing windows into something
almost unrecognisable.
Bringing the outside in is my number one rule or, in this case,
bringing the inside out. The alfresco entertaining and lounging
areas needed to complement the elegance of the home internally,
in the same bold blues and whitewashed rattan. The exterior was

fully cladded from head to toe and painted a soft grey with
white trims to make the windows and doors pop.
We made space for a gorgeous pool and levelled the yard to
add a new deck overlooking the marina. This was a genius move,
as we were able to make better use of the space and I could
furnish it with divine pool loungers and wrought-iron chairs.
Glass fencing was installed to ensure our views of the marina
were uninterrupted. Travertine paving and white timber arbours
complete the yard. A unique Chippendale design made our
second-storey balustrade stand out — you knew the moment
you looked at this home that there was no other like it.
Post transformation, this house became instantly iconic
when Hamptons was barely a blip on the radar in Australia.
Featured in countless magazines, online articles and
dominating the Pinterest search results for the style, the images
that speak of casual luxury in shades of white and blue with
heavenly shutters are the go-to for Hamptons inspiration.
It is not hard to see why the Hamptons style created such a
buzz in the Australian building and design markets. With so
many houses crying out to be refreshed, our Marina project
showed many what could be achieved by renovating. A beforeand-after transformation with such dramatic effect captures
our imaginations and shows what’s possible in our own
suburban homes.

eigh Boswell, designer director of Highgate House,
was approached by a family with four young
children to be part of their dream team. Their
new home in north Brisbane suburb of Wilston,
Queensland, was under construction at the time
and they knew they wanted a relaxed family atmosphere with
a beach-house vibe that could grow with their family.
The organic and no-fuss design is evident in the modern
coffered ceilings with VJ panelling in the boxes, through
the stone fireplace and in the warm tone of the floorboards.
Simplified wall panels of VJ panelling with a clean-line dado
rail divide the height of the walls, creating a casual and
timeless aesthetic for this family to enjoy for years to come.
Supreme comfort and a family-friendly design were front
of mind for Leigh and her team while making the selections
for this project. The home was very well designed, making
their job quite easy with careful planning. Leigh describes
the home as “large with high ceilings, which allowed us to
select large, impressive pendant lighting, which filled the

spaces and added interest.” Lovely big doors to the alfresco
were finished with soft flowing sheers, allowing lots of light
to fill the main living rooms.
“The architecture of the home reflected the clients’ brief, so
our design inspiration flowed from there. We used rustic timber
pieces in various tones and classic navy and whites to create a
relaxed beach-house feel. The introduction of rattan also added
to the atmosphere.” The substantial proportions of the furniture
pieces worked well in the generous space of this home.
A highlight of the design for Leigh were the gorgeous
feature lights she selected for her clients. “When the
electrician opened the boxes of what seemed like incredibly
large pendant lights, he questioned the sizes! Of course, once
they were installed, they were perfect — just as planned!”

I
n a small town 90km south-west of
Sydney sits a stunning property now
called Infinity House. The owners,
Jody and Michael, purchased a
4,000m2 estate block, on an old stud
farm, to build a family home to live in with
daughters Stephanie, 18, and Stacie, 12, and
their beloved Cavoodle, Miss Lady.
From the onset, they knew they wanted
to create a Hamptons-style home and were
inspired by 2003 Hollywood rom-com
Something’s Gotta Give. “That house is to
die for,” Jody emphasises. “This is where
I got a lot of my inspiration.”
For Jody and Michael, wainscoting
from Intrim Mouldings was at the top
of their must-haves list. It is this feature
that sets the home apart and solidifies
the classic Hamptons aesthetic. “We have
wainscoting in our entryway, living/dining
room, formal lounge, hallway and all the
bathrooms,” Jody says. This adds a touch
of elegance and highlights each space.
Other must-haves include dark hardwood
floors, coffered ceilings, an all-white kitchen
with contrasting black hardware, a real
wood fireplace with a grand mantle and a
dedicated games room for Michael.
Jody knew that a Hamptons home
has to be light and airy, and she achieved
this by selecting a neutral interior palette
of Taubmans Gazebo White with trims
finished in Dulux Vivid White.
Jody styled her elegant home herself and
added pops of colour through her favourite
blue ginger jars, cushions, throws and wall
art, as well as some fresh or artificial flowers
in complementary tones. She added warmth
to each space with timber hardwood floors
and custom fabric Roman blinds. Now Jody
says her favourite room in the house “would
definitely have to be the formal lounge”.

five large windows that let glorious morning

“As most people do when they build
their own home, we thought our home
was pretty spectacular,” Jody says. Infinity
House brings such beauty to the local

ary and Camilla had been envisioning their
dream family home for many years and when
the opportunity came to design and build it,
they made sure it would be unique to them
and suited to their family’s needs.
Gary and Camilla are parents to Beau, Landon and Aurora,
as well as a bustling farmstead of goats and chickens and
miniature Dachshunds, Arlo and Harlem. With a young family,
they knew they would need a home that could grow with them.
Sitting on 18 acres in the semi-rural town of Thirlmere, about
90km south-west of Sydney, the James Estate appears as an X
from above, with four wings coming off the centre of the home.
The main hall is 3m wide and stretches an impressive 24m
long. For Camilla, being able to see all the way down from the
front door to the back of the property through the large main
hall was must-have when designing the home. Styled with
Hamptons, French provincial and a touch of country style in
mind, the home’s colour palette is white and grey with a bold
splash of navy blue throughout.
The home has five bedrooms, all complete with walk-in robes,
and three full bathrooms. The kids have plenty of space to spread
out and grow, with a library and their own playroom. Gary and
Camilla’s personal space includes a generous main bedroom with
ensuite and walk-in robe. Camilla insisted on a full wall of glass
in their ensuite, capitalising on the property’s expansive views.
Another priority for this family was a well-designed kitchen.
“A pantry fit for a baker” was Camilla’s request, with sliding
French doors separating it from the main kitchen, it is now
one of her favourite spaces in the home. A breakfast bar with
sweeping views of the paddocks provides even more bench space
and a designated spot for the kids. The herringbone splashback
tile, now a gloss grey, was a last-minute change after Gary and
Camilla decided their first choice of blue herringbone wasn’t
working. The grey tile was a stellar decision, complementing the
wall paint above their cabinetry and the chrome tapware and
light fixtures on their island. The family love the finished design
and now have a home they can enjoy now and into the future.

The second question is — and as
just as important as the first — what
quality of products will the builder use?

Do the products have warranty and are
they designed to last a lifetime? It is
worth investing in the highest-quality

It may seem counterproductive,
but furniture should come first when
designing your home. Whether you
hire an interior designer, or if you plan
on doing it yourself, pull together your
inspiration and pay attention to how
you want your home to look and feel.
Knowing what furniture pieces you
want to fit in your home is so important,
so that the room sizes are designed with
this in mind. Know the measurements of
the sofa and the dining table you want and
mark them out on your floor plan. Do you
have space remaining for a buffet? How
about the width of your hallways, will it
fit that gorgeous console you have your
eye on? Ensuring space in your cabinetry
design for white good appliances like
your fridge, washers and dryers is just as
important, as is considering what window
treatments you will use. Start shopping
early and place those backorders to avoid
disappointment!
Assembling a perfect team takes time.
We know a client is most happy when
their team is trustworthy, and their work
is exceptional. Each builder will have their
own preferred suppliers that they love to
work with, having complete confidence
in their abilities. There is a saying “a

builder is only as good as his trades”.
Tradespeople are such an important
vehicle in creating your home. The fine
details from wainscoting, to joinery and
cabinetry are all such important elements
in a Hamptons style home. Tradespeople
work directly hands-on with the builder
to help create the beauty; from a newel
post detail and balustrade to cabinetry,
plumbing and electrical, an excellent
builder will guide them every step of the
way to ensure all the details are working,
and the flow of the home is perfect.
Whether you are working with trades
directly or with your builder’s design
team, communication is key! Establish
communication systems to keep the
process clear for each project and the
team working on it.
Once the design process has taken
place, it’s time to build this dream
home! It’s essential to get all your ducks
in a row — document all the selections
for your builder including appliances,
taps, toilet sinks, basins, tiles and
flooring. This is a time-consuming
process and depends on a variety of
factors, particularly the budget.
Before the slab goes down, you need
to allow for electrical and plumbing
From there, we work from the ground
up. Flooring selections affect the levels
in the build, so knowing if you’re
using floorboards or tiles is important
to account for the correct thickness.
To achieve a classic Hamptons look,
you can’t beat wood flooring, and I
personally prefer oak for it’s warm
neutral base. Tiles in wet areas can
be really fun, so allow your creativity
to flow in these spaces. Not every wet
area has to be identical but a consistent
colour palette throughout works well.
For example, you could use the classic
Carrara marble in all wet areas but
apply the tiles in different patterns —
subway, herringbone, fish scale etc —
to mix it up and keep it interesting.
Cabinetry is our next consideration,
and it is essential to nailing the
Hamptons style. I always recommend
keeping cabinetry design consistent
throughout a home. For a traditional
look, the more detail on your cabinetry,
the better. A coastal or a modern feel
requires a pared back, simpler cabinetry
design with straight lines. Cabinetry
normally costs around 10-15 per cent of
the overall budget so ensure that you are
accounting for the specific look you want.
Electrical is our next stop. Of course,
down lights are to be considered
but feature lighting is what is truly
important. Knowing which pendant you
plan on hanging and where is important
so that you can be assured the ceiling
can accommodate its weight. I love to
draw all my lighting plans, including
table and floor lamps into a floor plan,
to make sure there are power points
conveniently located nearby; same deal
for appliances. This is essential if you’re
working with a concreate slab, there are
no second chances here!
If you are wanting to do ceiling
details like a coffered ceiling, add in
beam or any detail this is the essential
point of discussion. Things like air-

condition, lights and also other forms
of electrical works need to have space
to accommodate, so well thought-out
design and plans are required.
Window treatments should also
be considered at this stage. If you
desire automated window coverings
or a bulkhead, you need to know now.
Additional to choosing manual or
automated, the measurements and the
materials for window treatments should
be arranged upfront so they don’t look
like an after thoughts, or you may not
have an electrical point for automation.
Building handover is always my
favourite day of a project. Welcoming
our clients into their dream home
and witnessing their awe, wonder and
excitement is the greatest reward!
Your builder will walk through
every space with you for the hand over
inspection. Often builders will bring
coloured sticky dots to highlight any
imperfections or faults to be repaired.
This is a great system for trades to come
through and easily identify what needs
their attention. Again, communication
during this process is key. From there,
coloured dot items are documented,
and tradespeople are organised to
provide the final touches.
The final stage is furniture fit out!
Assembling and arranging all the
beautiful furniture you selected at the
beginning of the project will bring the
vision to life. Now you can add the soft
furnishings and little touches of decor to
really inject your personality into your

amily-owned Enjoy Living is based on
Queensland’s Gold Coast and is owned and
operated by Lisa and David Carrick. Lisa describes
where her love for candles began: “I’ve had a
lifelong passion for the ambience that can only
come from candlelight. I was always mesmerised by the
beautiful romantic ambience candles brought to our table.”
Her love affair with candles continued to the day Lisa
married David, and their wedding was lit by an abundance
of beautiful candles. “So special was the evening that I kept
all the candles, and they have never been lit since, capturing
forever a moment in time of a fabulous night.”
In December 2009, Lisa was sent some samples of realwax flameless candles by an associate from the USA, who
was looking for a distributor. “I remember thinking, ‘Sure,
feels real but, honestly, who would want a fake candle?’”
Worried for the safety of their young son, Lisa and David
had stopped using candles in their home since he was born.
“That evening, we placed a couple of flameless candles on the
mantlepiece above the fireplace and set the timer to six hours.
I caught myself during the course of the evening glancing
over at the candles, honestly thinking they looked like they

were really burning,” Lisa says. “Later that evening, I walked
towards them to blow them out and stopped in my tracks
when I realised what I was doing. I looked around to see if
my husband had seen me, because I was so embarrassed. I
was still sceptical and walked backwards down the hallway,
keeping my eye on the candles, wondering if I should really
be turning them off before going to bed. The very next night
I went to blow them out again, and that is when I realised
that this was truly something special!”
In January 2010, Lisa and David became the Australasian
distributor for Enjoy Flameless Candles and only a year later,
through a series of events, they ended up owning the company
and started their own manufacturing journey. A decade on and
Enjoy Living has sold more than 500,000 candles worldwide.
On Enjoy Living’s 10-year anniversary, Lisa took the
